The building on Central Park South is a boutique luxury building with just 60 apartments. Residents are accustomed to quality service and timely responses. Candidates will be expected to live on-site and be on call for emergencies. A two-bedroom apartment on the second floor is provided. The staff are members of Local 32J.Requirements: Minimum experience 10 years in similar pre-war building Maintain logs for standpipe/sprinkler and all other requirements for city agencies. All typical New York licenses and training, including New York Citywide Standpipe System license. Demonstrated expertise in all aspects of a building's physical plant including plumbing, gas fired boilers, automatic elevators, pumps, backflow preventors, exhaust fans, energy conservation. Supervise, train, and manage the in-house staff and external vendors. The staff includes 24-hour doorman/handyman & porter. Experience with BuildingLink Experience identifying qualified contractors, employees and negotiating competitive rates Demonstrated willingness and ability to do hands-on work. Carry out and oversee preventative maintenance throughout the building. Experience in complying with all city rules and regulations, and co-op board regulations. Experience managing risks, reducing costs, and improving service will be highly valued. Positive can-do attitude Ability to maintain esprit de corps with staff and positive resident relations. Detailed references from prior employers, colleagues, and residents upon request Computer literacy Documented experience with budgeting and invoice approval Proven experience with enforcement of the Board's house rules alteration policy and capital projects.Salary will range from $100,000 to $140,000.
