Aspire Senior Living Moberly - Job Summary

The Maintenance Director is responsible for overseeing all maintenance, repair, and facility improvement operations at Aspire Senior Living of Moberly, a long-term care facility. This position ensures the safety, comfort, and well-being of residents, visitors, and staff by managing the maintenance team, creating preventive maintenance plans, and responding to any maintenance-related issues promptly. The Maintenance Director will also ensure compliance with all state, federal, and local regulations to maintain high standards of operational safety.

Key Responsibilities
  • Leadership and Supervision

    • Oversee and lead the maintenance team, including hiring, training, and evaluating staff.
    • Schedule and assign tasks to maintenance staff, ensuring effective coverage for all shifts.
    • Develop and implement training programs on safety, maintenance protocols, and emergency procedures.
  • Facility Maintenance and Repairs

    • Perform regular inspections of all systems (e.g., HVAC, plumbing, electrical, fire safety, and emergency systems) to ensure they are in proper working order.
    • Coordinate routine maintenance, repairs, and facility improvement projects as needed.
    • Supervise and manage all contracted repair and maintenance vendors.
  • Preventive Maintenance

    • Develop, implement, and manage a preventive maintenance schedule to reduce facility downtime and prolong the life of equipment.
    • Ensure all equipment is regularly tested and complies with regulatory and safety standards.
  • Compliance and Safety

    • Ensure the facility complies with all regulatory standards, including OSHA, ADA, and other relevant health and safety codes.
    • Conduct regular safety inspections and develop plans to address any issues promptly.
    • Serve as the point of contact for safety inspections by regulatory bodies and prepare for and respond to audits.
  • Budgeting and Inventory Management

    • Develop and manage the maintenance budget, tracking expenses and making recommendations for capital improvements.
    • Maintain an inventory of necessary supplies and tools, ensuring cost-effective purchasing and usage.
    • Review and authorize purchase requests for equipment, supplies, and services related to facility maintenance.
  • Emergency Response

    • Act as the primary point of contact for maintenance-related emergencies and be on-call as necessary.
    • Develop and implement emergency preparedness protocols for all facility systems and train staff on response procedures.
Qualifications
  • Experience: Minimum of 1 year in a maintenance management role, ideally within a healthcare, senior care, or similar setting.
  • Skills:
    • Knowledge of building systems (HVAC, plumbing, electrical, etc.)
    • Strong leadership and communication skills
    • Ability to read and understand technical manuals.
    • Familiarity with OSHA and other regulatory compliance standards
    • Basic computer skills for scheduling and reporting

  • Ability to lift and carry up to 50 lbs.
  • Frequent standing, walking, bending, and kneeling.
  • Ability to work in various environments, including exposure to dust, noise, and varying temperatures.
