Aspire Senior Living Moberly - Job Summary
The Maintenance Director is responsible for overseeing all maintenance, repair, and facility improvement operations at Aspire Senior Living of Moberly, a long-term care facility. This position ensures the safety, comfort, and well-being of residents, visitors, and staff by managing the maintenance team, creating preventive maintenance plans, and responding to any maintenance-related issues promptly. The Maintenance Director will also ensure compliance with all state, federal, and local regulations to maintain high standards of operational safety.
Key Responsibilities
Leadership and Supervision
- Oversee and lead the maintenance team, including hiring, training, and evaluating staff.
- Schedule and assign tasks to maintenance staff, ensuring effective coverage for all shifts.
- Develop and implement training programs on safety, maintenance protocols, and emergency procedures.
Facility Maintenance and Repairs
- Perform regular inspections of all systems (e.g., HVAC, plumbing, electrical, fire safety, and emergency systems) to ensure they are in proper working order.
- Coordinate routine maintenance, repairs, and facility improvement projects as needed.
- Supervise and manage all contracted repair and maintenance vendors.
Preventive Maintenance
- Develop, implement, and manage a preventive maintenance schedule to reduce facility downtime and prolong the life of equipment.
- Ensure all equipment is regularly tested and complies with regulatory and safety standards.
Compliance and Safety
- Ensure the facility complies with all regulatory standards, including OSHA, ADA, and other relevant health and safety codes.
- Conduct regular safety inspections and develop plans to address any issues promptly.
- Serve as the point of contact for safety inspections by regulatory bodies and prepare for and respond to audits.
Budgeting and Inventory Management
- Develop and manage the maintenance budget, tracking expenses and making recommendations for capital improvements.
- Maintain an inventory of necessary supplies and tools, ensuring cost-effective purchasing and usage.
- Review and authorize purchase requests for equipment, supplies, and services related to facility maintenance.
Emergency Response
- Act as the primary point of contact for maintenance-related emergencies and be on-call as necessary.
- Develop and implement emergency preparedness protocols for all facility systems and train staff on response procedures.
Qualifications
- Experience: Minimum of 1 year in a maintenance management role, ideally within a healthcare, senior care, or similar setting.
- Skills:
- Knowledge of building systems (HVAC, plumbing, electrical, etc.)
- Strong leadership and communication skills
- Ability to read and understand technical manuals.
- Familiarity with OSHA and other regulatory compliance standards
- Basic computer skills for scheduling and reporting
Physical Requirements
- Ability to lift and carry up to 50 lbs.
- Frequent standing, walking, bending, and kneeling.
- Ability to work in various environments, including exposure to dust, noise, and varying temperatures.
