We are actively looking for a Maintenance Associate whose primary duty is to ensure the seamless operation of our heating, ventilation, and air conditioning units through focused preventive maintenance and methodical repairs that are straightforward yet crucial. In this role, the chosen candidate will undertake thorough inspections and carry out consistent preventive maintenance schedules for our HVAC systems, as well as ancillary systems including plumbing, fire safety equipment, water softeners, eye wash stations, and electrical fixtures. As a Maintenance Associate you will be responsible for conducting regular maintenance checks on all HVAC units, preserving the integrity of climate control systems by servicing components like filters, bearing, coils, and belts, and providing support to our team of experienced mechanics, plumbers, and electricians for minor maintenance tasks and repairs. This role is instrumental in preserving a comfortable and safe education environment through diligent preventive maintenance efforts. This position reports to the Facilities Engineering Services Manager and may receive direction from the maintenance job planner, and higher-level maintenance personnel through the Engineering Services Manager. This position may also receive assistance from student help. This is a full-time, non-exempt, 40 hours per week, 52 weeks per year position. General working hours will be Monday through Friday from 3:00 p.m. - 11:00 p.m. This posting may be used to fill similar vacancies that occur within six months of the closing date.   • Perform general preventive, corrective and predictive maintenance tasks on building mechanical systems such as heating, ventilating, exhaust, electrical, fire, safety, and plumbing equipment.
  • Clean, inspect, and replace filters for heating and ventilating equipment. Clean and inspect refrigerated equipment such as water coolers and ice machines. Clean, inspect and maintain humidifiers. Clean and inspect heating and cooling coils, drain pans, fan blades, and casings on HVAC equipment. Clean and inspect condenser coils and cooling towers for air conditioning equipment.
  • Regenerate water softeners, and add salt as needed.
  • Monitor direct digital temperature controls for heating and ventilating systems and monitor daily alarms and reset devices such as low limits and static pressure controllers.
  • Perform minor electrical maintenance such as replacing lamps, ballasts and pin sockets in lighting fixtures, replacing outlets and replacing light switches.
  • Assist higher level mechanics, plumber, and electrician in performing major maintenance and repairs on building systems. Assist as required and cooperate with all tradespeople and custodians in the performance of day-to-day duties and responsibilities.
  • Monitor readings on gages, sight glasses, and computer printouts for building systems and
  • associated equipment. Clear blockages in sanitary or storm drainage systems using plumber's snake, drain cleaning machine, or plunger.
  • Other duties as defined by department, college, or officials.
Knowledge, Skills & Abilities:
  • Skill in communicating effectively and professionally, both orally and in writing.
  • Demonstrated skill in communications and human relations with populations of diverse socioeconomic and cultural backgrounds and persons with disabilities.
  • Knowledge of basic math and algebra, basic electricity, and basic operating principles of
  • pumps, motors, switches, and associated components.
  • Knowledge of basic plumbing and of proper use of hand and small power tools associated with maintenance tasks.
Minimum Qualifications
  • One (1) year post-secondary education or equivalent working experience. *Experience used as an equivalent of an educational requirement is in addition to any experience required by the position
  • Six (6) months of work experience directly related to the skills required for successfully performing the duties of this position.
