Kemps has an immediate job opening for a Maintenance Facility Foreman, responsible for the care and maintenance of all property and production assets.

DUTIES:

Waste water treatment system.

  • Daily testing of all water test points and full documentation per SOP.
  • Maintain system health of microbes and water additives as needed.
  • Maintain all pipes, tanks, pumps and other equipment.
  • Troubleshoot any issues that may arise to ensure proper operation of the wastewater system.
  • Maintenance and operation of lift station, underground tanks, pipes, pumps, controls and structures.
  • Document chemical test results by importing into Excel spreadsheet.
  • Must create and modify spreadsheet, and to use data to trend data points.
  • Ensure the testing station being kept in good condition and calibrated.

Water softeners

  • Perform daily tests to check for hardness and document.
  • Track performance and determine maintenance needs.
  • Diagnose issues and correct and know when to contact outside service.

Ammonia and Glycol system

  • Must do daily checks and documentation.
  • Identify and correct operational issues such as maintaining temperatures in the plant, unusual operation, or noises, etc.
  • Start and stop equipment and isolate as needed.
  • Must work with contractors and inspectors as needed, or as the point of contact to oversee any work done.

Boilers

  • Identify parts and components of the system and understand aspects of certification dates and inspection intervals.
  • Work with contractors and inspectors as needed, or as the point of contact to oversee any work done.
  • Maintain steam system across the plant including pipes, valves, Strahman stations, COP tanks, HTST, etc.
  • This section also includes maintenance and daily testing of the boiler water supply which encompasses the RO system and chemical pumps.

Air Compressors

  • Must be familiar with our air compressors, dryers, accumulators, and distribution lines.
  • Must work on maintaining the PM intervals and documenting such activities for traceability.
  • Perform minor repairs to the compressors and air system when needed.

Other Duties

  • Schedule and execute duties in carpentry, electrical, painting, plumbing, heating/ventilation, roofing, and storm water run-off
  • Local and state certification management.
  • Conduct daily routine inspection of buildings, site and equipment for needed repair.
  • Respond to emergency maintenance requests as required.
  • Maintain records.
  • Prepare reports for management review.
  • Must be able to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Must be able to handle basic hand tools.
  • Must be able to stand, walk, kneel and bend required for virtually the entire shift; occasionally required to climb or balance.
  • Must be able to occasionally lift up to 50 pounds.
  • Must be able to work in a cold, wet environment with moderate to high noise volume.
  • May experience some exposure to fumes airborne particles, chemicals or allergens.
  • Other duties as assigned

  • Must be competent with MS office suite, specifically Word and Excel.
  • Must be able to train alternate staff members to help fill in during absences.
  • Must be safety conscious and well versed in LOTO procedures.
  • Must be familiar with chemical safety and disposal practices.
  • Must be able to read blueprints, electrical schematics, flow diagrams, and engineering drawings.
  • Be able to identify parts to order replacements when necessary.
  • Must have an understanding of components and operation of the boilers, including safety valves.
  • Need to have an understanding of how water softeners operate and how to troubleshoot issues.
  • Occasional on-call situations as they arise.
  • Must have a good understanding of ammonia and glycol systems including compressors, evaporators, condensers, and controls.
  • Ability to troubleshoot and repair electrical systems and components, including motors, drives, sensors, and wiring. PLC experience a plus.
  • Metal fabrication ability.
  • Plumbing skills, including metal pipe, tubing, and PVC, including steam lines.
  • Need to understand any applicable laws regarding ammonia including EPA and safe handling and disposal, and procedures for accidental release.
  • Have or can get boiler certification or equivalent training. Should be familiar with local, state, or other laws regarding pressure vessels (boilers)
  • Must be able to work overtime as needed.
