Plant Operations Technician (Maintenance) Full Time

University Place is a vibrant senior living community in West Lafayette, Indiana. University Place is a continuing care retirement community (CCRC), offering a variety of senior lifestyle options including independent living, assisted living, memory support assisted living and skilled nursing/long-term care. Additionally, the onsite rehabilitation clinic offers inpatient and outpatient physical, occupational, and speech therapies, and state-of-the-art programs designed to enhance the quality of life for residents and patients in the local community.

Duties and Responsibilities: To follow policies and procedures when performing routine/Preventive maintenance assignments. Be on call for emergency situations. Help when needed in the servicing HVAC units/systems. Learn/Help weekly tests for emergency generator as specified by the manufacturer, and in compliance with established policies and procedures. Perform routine and preventative maintenance and repair on the community, apartments and equipment to include plumbing, plastering, electrical, carpentry, mechanical, painting, etc., as directed, in accordance with established procedures. Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc., as necessary/directed. Remove snow and ice from sidewalks, stairs and entrances to facility. Carry radio at all times on duty and ensure appropriate channel lock and volume. Attend departmental and staff meetings as directed or called; Attend and participate in in-service educational classes and on–the-job training programs, etc., as scheduled or as directed. Follow established fire safety policies and procedures. Follow all established safety procedures and precautions when performing maintenance services. Wear and/or use safety equipment and supplies (e.g. back brace, mechanical lifts, eye protection, etc.) when lifting or moving heavy objects. Keep your work area(s) free of hazardous conditions, i.e. grease/oil spills, excess supplies, equipment, etc., to assure that all established safety rules/regulations are followed at all times. Refer to material safety data sheets (MSDSs) when necessary. Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.

Required Skills and Qualifications: Ability to read, write and speak the English language. High School Diploma or General Education Degree and some technical training in one of the following areas: Plumbing, Carpentry, Electrical, HVAC, etc. Valid Indiana Drivers License.
