MaintenanceReports To: Community ManagerPosition Overview:In this role, we are relying on you to keep the community grounds safe, organized, well-maintained, and fully stocked with necessary supplies. You will be interacting with residents and ensuring the timely and satisfactory completion of tasks as they come up. You will also be a key player in the upkeep of community assets including various equipment, building interiors, and the pool area.Essential Functions:Complete all work in a timely manner, without sacrificing qualityKeep the community grounds, common areas, and vacant lots clean and free of debris and trashRespond to resident service requests timelyMaintain tools, equipment, maintenance facility(s), and storage compound in a safe and organized mannerAiding new home delivery and set-up and reporting any warranty or follow-up work needed in new homes to managementOrder supplies, tools, and equipment, if applicable and with management approvalRead water meters, identify, and resolve leaks within the community as applicableDeliver resident notices as requested by managementComplete required monthly Gold Key Service inspections as scheduled by the community managerMaintain rental inventory through forms of preventative maintenance, work orders, and home refurbishmentMaintain all utility facilities within the community, if applicableFollow safety precautions including but not limited to, chemical use and OSHA requirementsParticipate/listen in to the monthly Safety Teams meetings held the first Wednesday of each month as availableMaintain all OSHA and PPE equipment as required by Company/State standards including the Personal Protection Equipment boards required in each location's maintenance shopMaintain professional behavior which does not interfere with the individual's work, the work of another team-member, or the quality of life for community residentsMaintain and track all community assets including grounds, buildings, equipment, pools, etc.Maintaining safe winter road conditions through snow removal and de-icing when applicable. Diligent completion and filing of snow and salt logsRespond to after-hour emergency calls immediately based on the on-call scheduleThe use of electronic devices, such as a work tablet or computer, for the tracking and logging of work orders and daily email managementLog and maintain all company vehicles according to legal and YES compliance & safety standardsNotify management of any incident/accident immediatelyMeasuring lots and keeping up to date on city setback guidelinesSecure utilities on vacant lots, i.e., installing caps on sanitary lines, locks on electrical pedestals, covered crocks over exposed water lines, and removal of all old tiedownsAbility to learn and apply knowledge of landscaping and home refurbishmentWork effectively with all team members to uphold the YES standards of community appearanceEffectively communicate with vendors and residentsAdditional duties as assigned by management and subject to changePhysical Requirements:Ability to stand and walk for up to eight (8) hours per dayUse of hands, including fingers, to handle or feel objects, tools, or controls which may be of a repetitive motionReach with arms and hands sometimes overhead and in front of your body safelyFrequently required to be flexible by climbing, balancing, or occasionally crawling in confined spacesVision abilities include close and distance vision and the ability to adjust focusRequired to regularly push, pull, lift, or carry 50 lbs.
