POSITION SUMMARY

The position of Maintenance Specialist - Building and Grounds requires year-round upkeep on a variety of routine and scheduled tasks. This includes mowing, weed eating, edging, tree trimming, snow removal, and various other aspects of grounds care. This position also requires maintenance and carpentry tasks throughout the administration and residential campus, as well as receiving and responding to work orders submitted by program and administrative staff. Also, frequently work nearby and with residents and must project a positive role model and positive attitude. A general working knowledge of vehicles is needed for minor vehicle maintenance and repairs.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

* Provides specialty skills such as mowing, edging, weed eating, landscape plant & tree care, snow removal, salt spreading. In addition, painting, flooring, dry walling, plumbing, and other carpentry needs.

* Receive and record all work orders, order parts and complete repairs. In consultation with the Building and Grounds Manager, arrange for external repair services as needed.

* Assist in performing routine maintenance for furnaces, air conditioners and other appliances.

* Supervise residents who are summer workers, teaching proper maintenance procedures and assisting them to complete minor tasks; serves as a positive role model. Maintain time sheets and other necessary records on these residents and provide information as requested to program staff.

* Maintains monthly records of mileage, oil changes and other maintenance for each vehicle. Schedule repairs as needed and arrange annual inspections.

* Assures the condition of agency vehicles, including filling gas tanks daily, and checking oil, batteries, other fluids, windshield wipers, belts, cables, and tire inflation.

* Provide assistance to other sites, including moving furniture and correcting maintenance problems, as requested.

* As needed, participate in external health and safety inspections, correcting any findings that are reported.

* Complete all tasks and responsibility for assigned work, to include any unlisted tasks, as directed by your supervisor.

EDUCATION AND/OR EXPERIENCE

* High school diploma or equivalent

* Must have general knowledge and skill set for the following trades: Painting, Carpentry, Plumbing, Woodworking, minor vehicle maintenance.

* Will have the ability to work well with others, supervise young people, and organize multiple tasks at one time.

REQUIREMENTS

* Must be at least 21 years of age.

* Must possess and retain a valid driver's license.

* Must possess and retain proof of automobile insurance.

CARE & TCI

One of the essential job functions of any position within the agency is to align your performance with our overarching philosophy of CARE. All decisions, actions, communication, and performance should align with the six CARE principles (Developmentally Focused, Family Involved, Relationship Based, Ecologically Oriented, Competence Centered, and Trauma Informed). Not only must you complete the CARE training with satisfactory participation, but you must then put that training into practice in your everyday work.

Every employee must also pass TCI training with a satisfactory grade in written and/or physical testing. All employees must remain current on refresher training that is provided monthly at all locations. You will be tested every 6 months on the physical portion, if applicable to your position. You will be tested annually on the written portion, regardless of your position. If you are not current on your TCI refresher training every six months, you will be required to retake the full course. If you do not pass either test, you may be required to retake the full course. Not only must you complete the TCI training with satisfactory participation, but you must then put that training into practice in your everyday work.
