Maintenance Technician- Part-Time-Spartan Lofts

Our community is seeking an experienced and efficient part-time maintenance technician.
The Maintenance Technician is responsible for maintaining the physical condition of the community from both a preventative and corrective standpoint. A working knowledge of HVAC systems and various appliances, such as stoves, dishwashers, disposals, and refrigerators is required, as well as familiarity with electricity, plumbing, and carpentry.

Job Responsibilities/Requirements:
* Property maintenance experience required.
* Implement and follow OSHA safety programs; HVAC Certified preferred.
* Complete service requests promptly (within 24 hours) and efficiently. Service requests often involve plumbing, minor appliance repair, electrical system repair, HVAC, pool maintenance, and everyday routine maintenance of the interior of apartment homes and building exteriors.
* Grounds keeping tasks including removing litter and debris to promote an excellent curb appeal, pressure washing windows, building exteriors, and breezeways, and other tasks as needed to maintain grounds and building exteriors.
* After-hours on call work shared with fellow maintenance team-members. Some weekend duties and holiday work will be required periodically.
* Exercise control over maintenance expenditures including keeping an inventory of frequently used parts and replacement items.
* Must provide excellent customer service to residents, work well with co-workers and vendors, and go above and beyond to work as a team.
* Must have excellent communication, organizational, and problem-solving skills.
* Must be able to lift a minimum of fifty pounds.
* Must have a valid driver's license, proper automobile liability insurance, and dependable transportation.
