The Maintenance Technician is a champion of top-notch customer service for our residents, future residents,and tenants, as well as the front line in customer care by exceeding expectations in a positive andprofessional manner.RequirementsRESPONSIBILITIES & PROJECTSConduct apartment turnover duties, including cleaning, repairs, and painting.Complete all work orders in a timely manner, maintain accurate records, preventative maintenance, and site and grounds inspectionsPerform various duties such as building repairs and snow removal/shoveling to provide residents with a clean and well-maintained living environmentMaintain property grounds through daily inspection, clean-up, and preventative careMaintain and care of equipment as necessary for its continuous operationMaintain inventory of equipment, tools, and suppliesComplete emergency repairs as requiredMaintain an organized, clean, and safe work environmentComply with site safety and hazardous communication standardsDeliver resident correspondences as requestedPerform any additional tasks as requestedPerform on-call responsibilities as part of an on-call scheduled rotation Abide by all local, state,e and federal Fair Housing guidelines.RequirementsQUALIFICATIONSHigh school diploma, general education degree, or related Vocational Training and/or equivalent work experienceBasic knowledge of apartment building systems and maintenance preferredAbility to work with a sense of urgency to ensure all service requests are responded to in a timely manner.General basic knowledge of plumbing, appliances, mechanical, electrical, drywall repair, HVAC systems, and carpentry experience is preferred.Ability to display effective communication, customer service, and organizational skillsMinimum Physical Expectations:Physical activity that requires the ability to exert 25 to 50 lbs. of force frequently and/or 10 to 20 lbs. consistentlyPhysical activity that, on occasion, requires lifting or moving 100 lbs. or morePhysical activity that requires the ability to operate standard tools frequentlyPhysical activity that sometimes requires travel by carPhysical activity that requires the ability to frequently stand, walk, sit, use hands and fingers, handle or feel, reach with hands and armsPhysical activity that requires the ability to climb stairs, balance, stoop, kneel, crouch or crawlSpecific vision abilities required include close vision, depth perception, and the ability to adjust and focus.
