It is in this spirit that we encourage you to explore this opportunity to join The Management Trust team.EMPLOYEE OWNER POSITION PURPOSE:The Maintenance Technician is primarily responsible for the general maintenance and repair of machinery, equipment, physical structures, plumbing, and electrical systems in common areas of the Association.JOB DUTIES AND RESPONSIBILITIES:Perform preventative maintenance on buildings and equipment, including minor electrical repairs, plumbing, and carpentryPaint common areas as directed by Community Association Manager (CAM) and perform touch-up painting of scratches and nicks as discovered in common areas, as well as to prevent corrosionPerform minor appliance repair such as removal of dust, dirt, grease, and waste material from machines, as well as clean and lubricate machine parts such as shafts, pulleys, gears, and bearingsClean and repair lighting fixtures and replace bulbs as neededMaintain clean decks, fences, railings, window screens, doors, and sidewalksClean gutters, down-spouts, and scuppers to maintain drainagePerform grounds maintenance (i.e. blowing and pressure washing as needed), as well as turf/grass maintenance (i.e. mowing, trimming, edging, fertilizing, dethatching, and over-seeding)Maintain gate access as necessaryClean and pad elevator for resident moves and/or large deliveriesInspect fire extinguishers for damage as requiredAssist with fire pump testing as necessaryMonitor common area hallway HVAC performanceTest and log generator performance as requiredEnsure exercise equipment is clean and in working orderMaintain trash and recycle bins located in common areas; use the trash compactor as necessaryDaily patrol of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to CAM as necessaryMaintain supply inventory and pertinent records of expenses as outlined by CAMEnsure sanitary standards by regularly cleaning the guest room, community room, and restrooms; restock items such as paper towels, toilet paper, and soapClean carpets, floors, elevator floors, window sills, and furniture in common areasMaintain a clean work area, tools, and equipmentOther duties and special projects as assignedQUALIFICATIONS:High School Diploma (or equivalent)Basic knowledge of Microsoft Outlook, Excel, and WordExperience in condominium maintenance - with generally between 4-5 years of experienceAbility to work independently and follow instructions with minimum supervisionProfessional and respectful demeanor with all staff and guests at all timesAbility to provide high-level customer service with strong attention to detail and organizationConflict resolution skillsAbility to meet deadlines and address time-sensitive issuesMust be a team playerSuperior multi-tasking skillsAbility to manage workflow amid shifting prioritiesWilling to learn Company process and procedures, and learn/use proprietary softwareAdaptable and dependable with a solid attendance recordStrong organizational skills and attention to detailExcellent written and verbal communicationESSENTIAL FUNCTIONS:Use standard office equipment, including: computer, phone, copier/scanner, etc.Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.Relocate up to (50) poundsBe stationary or in motion for periods of timeSUPERVISES OTHERS?
