Maintenance Technician

The Maintenance Technician is responsible for performing a wide range of building maintenance and repair tasks to ensure the proper functioning and upkeep of facilities. This role requires versatility in handling various aspects of building maintenance, including interior repairs, lighting systems, plumbing, and equipment maintenance.
Job ResponsibilitiesKEY RESPONSIBILITIES:
- Perform routine preventive maintenance on buildings, equipment, and systems
- Diagnose and repair mechanical, electrical, and plumbing issues
- Respond promptly to maintenance requests and emergency situations
- Conduct regular inspections of premises and equipment
- Perform general carpentry, painting, and minor construction tasks
- Hang pictures, install keyboard trays, repair office furniture systems, etc.
- Painting, locksmith work, tenant services requests, etc., and general maintenance.
- Assist with HVAC systems maintenance and repairs
- Move office furniture, machinery, equipment, and other materials, as requested
- Perform assigned facility inspections and due diligence efforts; report on as-found conditions
- Ensure compliance with safety regulations and building codes
- Manage inventory of maintenance supplies and tools
- Maintain accurate records of maintenance activities and repairs
- Collaborate with other departments to coordinate maintenance schedules
- Responds to temperature complaints
- Recognize danger and safety hazards; propose methods to eliminate them
- Record equipment readings, setting, and status changes and noteworthy operational occurrences in appropriate log books
PREVENTIVE MAINTENANCE:
- Completing the preventive maintenance tasks
- Returning tools to workshop and unused supplies to the store room
- Reporting any impending supply or materials shortages to the Lead Engineer
GENERAL MAINTENANCE:
- Painting and sweeping of mechanical and equipment rooms
- Maintaining lighting in mechanical rooms, equipment rooms, elevators, and service and public areas
- Maintaining order in tool room and workshop
- Recording electrical and water meter readings.
- Writing, managing, executing, and/or supervising any client required Change Requests

Safety
- Adhere to JLL safety standards.
- Be able to write and follow Job Hazard Assessments
- Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
- Perform periodic checks of tool and instrument inventory
- Monitor the quality and pricing of maintenance work performed by outside contractors
- Work safely and follow all established plant safety policies and procedures
- Communicate appropriately with all site management employees
Qualifications
- High school diploma or GED equivalent
- Completion of an applicable technical training program, desirable
- Minimum of 3 years of applicable working experience in general building repair and maintenance
- Strong knowledge of building systems, including electrical, plumbing, and HVAC
- Proficiency in using various hand and power tools
- Strong customer service skills
Physical Work Abilities and RequirementsThis position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
- Lifting a maximum of 50 lbs.
- Using ladders up to 30 ft and working from heights.
- Climbing a ladder while carrying a tool bag weighing approximately 20 lbs.
Preferred Qualifications
- Associate's degree in facilities management or related field
- Certifications in specific trade areas (e.g., HVAC, electrical)
- Experience with building automation systems
- Knowledge of energy conservation practices
- Trade school education, union training, military service or college is desirable
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
