In this role, the successful candidate is responsible for the day-to-day activities of outside properties staff. Oversees the ongoing maintenance and repairs to building interiors, exteriors and roofs.Job Responsibilities:Set up project schedules. Monitor progress of the renovations. Schedule manpower accordingly. Oversee the procurement of maintenance supplies, tools and materials.Meet with tenants and vendors to inspect and complete property requests, provide access to properties, perform inspections and track work order tickets.Monitor the progress of the efforts of the in-house staff and outside contractors to ensure remediation of all identified Life Safety Code deficiencies. Maintain the required documentation to ensure continued compliance with the proper sealing of all fire and smoke rated barriers throughout the facility.Identify and regularly review the education and training of the staff. Review overall performance and competency. Ensure employee compliance with all Hospital and Departmental policies. Direct the function of staff in completion of assignments and tasks.Respond to roof leaks and performs the required root cause investigation to identify the necessary repairs. Coordinate the work of the roofing contractor to ensure timely remediation of the problem. Ensure interior maintenance to residential units (apartments & houses) is done in a timely and competent manner.Coordinate and monitor the work with a strong emphasis on efficiency, quality, and safety.Performs other duties as assignedEnsure continuous and uninterrupted provision of services through careful coordination of manpower and resources.Identify, develop, implement and monitor standard operating procedures and work assignments as well as ongoing corrective and preventive maintenance. Continuously monitor conditions and identify opportunities to make improvements in the overall function of the staff.Minimum Qualifications:To qualify you must have a Bachelor's degree or equivalent combination of education and experience. 6 - 8 years Construction, Facilities Management or other related fields preferably Healthcare. Merchant Marine, Military or trade school experience will be considered. 6 - 8 years Progressive supervisory and managerial experience, preferably in a unionized physical plant setting. Excellent communication (both oral and written), interpersonal, organization, leadership skills. Must be knowledgeable of all pertinent codes and regulations. Must be able to read and follow technical documents, manuals, drawings, schematic, specifications and blueprints.Qualified candidates must be able to effectively communicate with all levels of the organization. The salary range for the role is $77,258.68 - $128,764.47 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need.
