Occupancy Specialist I (Twin Oaks Senior) - WinnCompanies : Job Details

WinnCompanies is looking for a Occupancy Specialist I to join our team at Twin Oaks Senior, a 130-unit LIHTC property located in Oakley, CA.In this role, you will be responsible for assisting the Property Manager with the initial, interim, and annual tenant recertifications at the property.Please note that the pay range for this position is $18.00 to $20.00 per hour.ResponsibilitiesProcess initial, interim, and annual recertifications, including notifying residents of their impending recertifications.Conduct recertification interviews with residents and ensure all checklist items are complete.Complete recertification worksheets for the local HUD office and state compliance agency.Assist Property Management staff with property reviews and ensure compliance with funding/regulatory agencies.Maintain accurate records in Property Management Software and comply with company policies.Assist with the move-in process and ensure compliance with regulations.Ensure recertifications are completed by the due date.Maintain residents' personal information in accordance with local, state, and federal law.Follow the recertification reporting calendar and deliver reports timely.Manage prospect information in compliance with waitlist regulations.Engage in marketing activities to increase prospect activities.Assist with PBA, Project Based Section 8, or other subsidy contract renewals.Perform special assignments as needed.RequirementsHigh school diploma or GED equivalent.1-3 years of relevant work experience.Direct experience in affordable housing.Proficiency in Microsoft Office applications.Solid organizational and administrative skills.Excellent customer service skills.Outstanding verbal and written communication skills.Superb attention to detail.Ability to meet deadlines and follow schedules.Ability to plan and schedule work activity.Preferred QualificationsAssociate's degree.Bilingual in English and Spanish.Experience with LIHTC program.Experience with Yardi or RealPage property management software.SHCM, HCCP, and NALP certifications.Certified Occupancy Specialist (COS) certification and/or Certified Professional of Occupancy (CPO) certification.Our Benefits:Permanent full-time US employees are eligible for benefits including:Generous time off policies (including 11 paid holidays, accrued time off, and paid sick time).401(k) plan options with a company match.Comprehensive Medical, Dental, & Vision plan options.Flexible Spending Account options and Health Savings Account options.Long Term Disability and voluntary Short Term Disability.Health Expense Reimbursement program.Tuition Reimbursement program and continuous training opportunities.Wellbeing program and Employee Assistance Program.Flexible and/or Hybrid schedules for certain roles.Why WinnCompanies?WinnCompanies is a nationally recognized leader in apartment community management and development, committed to helping people in the communities we serve.We value teamwork, innovation, diversity, and mutual respect.
