Position: Operations Manager Property Management

Position Type: Permanent

Location: Chappaqua, NY

Hours: Business Hours (with as needed on call availability)

The primary responsibilities of Chappaqua Crossing Operation Manager include the oversight of a 500,000 SF multi-tenant office building. The Operations Manager must have experience in medical office, property leasing, tenant relations, tenant development, building/ grounds maintenance, strategic planning, project management for capital projects and daily management of facility operations. Additionally, direct supervision of staff involved in these operations.

The Operations Manager must ensure that all operational aspects of the facility support the broader business objectives, requiring a blend of strategic planning and hands-on management.

What you will be doing:

Leasing:

Work directly with brokers regarding tenant inquiries.

Show available space to perspective tenants and broker teams.

Assist in developing test fits for perspective tenants.

Work with brokers in developing letters of intent and review lease drafts.

Oversee tenant improvement projects, review plans, assist design team by providing base building information.

Building Operations:

Managing and implementing facility management policies and procedures that ensure the efficient operation of all physical assets.

Maintenance: Oversee maintenance staff, repairs, equipment operation, scheduling and sub-contractors/vendors.

Managing budgets, including the approval of maintenance expenses and capital expenditure projects.

Ensuring compliance with health, safety, and environmental regulations.

Identify facility upgrades or modifications, including the selection and management of contractors and negotiations with vendors. Liaise with external contractors and service providers and negotiate prices.

Planning and directing facility central services such as reception, security, cleaning, waste disposal, and parking.

Overseeing the management of facility-related emergencies.

Property Development:

Understanding of property development including, zoning and land use to assist ownership with potential development projects on site.

Assist ownership on all aspects of new project due diligence and predevelopment activities.

Coordinate with owners architects and engineers for future development projects.

What experience we are looking for:

A bachelor's degree in facilities management, engineering, business administration, or a related field.

Minimum of 5-7 years of experience in facility/property management at large multitenant properties.

Strong leadership skills and the ability to manage teams effectively under challenging conditions.

Excellent problem-solving, negotiation, and communication skills.
