The Delaney is recruiting for a hospitality focused Plant Operations Director to join our team! They are responsible for overseeing facility services, grounds and environmental services; the direction of life safety and risk management programs; activity related to apartment reoccupation, and the procurement of supplies, material and equipment for the community related to Plant Operations and Environmental Services Departments. All duties are performed in compliance with federal, state and local laws and regulations. Responsibilities of this position include:
- Directs staff in the planning and coordination of facilities management, environmental services, for areas of responsibility, while maintaining the primary responsibility for these divisions.
- Participates and implements safety, emergency services and risk management training and programs complying with state and federal laws related to safety and risk management.
- Acts as liaison between community and corporate Risk Management to ensure actions of community are in line with corporate policy.
- Maintains the Emergency Response System(s).
- Represents the department in interactions with contractors, vendors, and other outside organizations.
- Oversees the development, modification, and implementation of operational and administrative policies and procedures for the department.
- Ensures the achievement of a quality facility with respect to the interior and exterior of the buildings, roads, grounds, tools and equipment for residents and staff.
- Directs staff in the preparation, writing and oversight of the Plant Operations budget determining appropriate level of services and rates. Compares budget to actual numbers on a monthly basis, exhibiting the ability to explain variances to budget when they occur.
- Assists in the creation and administers the apartment renovation budget.
- Manages the Plant Operations and Move Team staff in the areas of selection, training and cross-training, hands-on senior level leadership, coaching, taking disciplinary action and the evaluation of performance and goals.
- Develops and implements apartment construction and finish standards.
- Develops departmental and community goals and objectives, demonstrating technical and management knowledge, proficiency and initiative to create and achieve the goals.
- Reviews and addresses the concerns and suggestions of residents, resolving complex and sensitive customer service issues in a timely manner.
- Actively participates in development, operations, construction and sales meetings to ensure maximum operational outcomes.
- Oversees and participates in budget planning as set forth annually.
- Oversees and participates in Capital planning annually to accurately address community needs.
- Strives to conserve energy and drive down energy costs through innovation in energy use and careful trending of costs and units of energy used on a monthly basis.
Participates in and act as liaison to Resident Committee should the community have such resident led organization and Safety Advisory Council Committee. Participates on LCS Task Force to establish standards related to Plant Operations and Apartment Renovation. All other duties as assigned. Who you are: Bachelor's degree in a related field preferred. A minimum of five (5) years of business experience in facilities operations or a similar level of experience required. EPA 608 Universal License preferred.
- Knowledge of the principles and practices of budgeting, program management, project management, and customer service.
- Knowledge of the principles and processes for providing customer service including customer needs assessment, meeting quality standards of service and the evaluation of customer satisfaction.
- Knowledge of principles and practices of safety management, OSHA, EPA, and Life Safety Codes.
- Knowledge of negotiating, competitive bidding and contract administration techniques.
Knowledge of basic construction and repair methods. Skilled in mechanical efficiency.
- Skilled in proactive thinking and analyzing problems that provides prompt, accurate, and customer focused solutions.
- Ability to develop a successful leadership style to provide clear and effective direction to staff.
