We are seeking a seasoned and experienced Pre-Construction Manager to join our commercial real estate development business. This role is pivotal in ensuring the financial and operational viability of our projects, from inception to completion. The Pre-Construction Manager will be responsible for assessing project feasibility, developing accurate cost and project forecasts, managing contractor relationships, and making critical go/no-go recommendations. As a key member of the Construction team, this role will collaborate closely with construction managers and internal stakeholders throughout the project lifecycle.
Primary Responsibilities
Cost Forecasting & Budgeting
- Develop comprehensive cost estimates for all phases of projects, from conceptual design through final construction.
- Prepare detailed budgets and ensure alignment with financial and project goals.
- Monitor and adjust forecasts to reflect market conditions, scope changes, and project progress.
Project Forecasting
- Provide long-term financial forecasts to assess project viability and profitability.
- Identify potential risks and opportunities that could impact project success.
Market Research & Analysis
- Conduct thorough research on market trends, pricing, and labor rates to ensure accurate estimates.
- Stay updated on industry standards, material costs, and competitive benchmarks.
Contractor Management
- Evaluate and select contractors and general managers, ensuring alignment with project needs and company standards.
- Manage third-party contractors and negotiate favorable terms for the company.
Bid Management
- Oversee the bid process, including preparation of bid packages, analysis of proposals, and contractor selection.
- Perform bid spread analysis to compare proposals and identify optimal options.
Collaboration & Communication
- Work closely with construction managers, architects, and other internal teams to ensure seamless project execution.
- Serve as a key liaison across departments, providing critical input throughout the project lifecycle.
Go/No-Go Decision Making
- Assess the feasibility and profitability of proposed projects to determine go/no-go decisions.
- Present findings and recommendations to senior leadership with clear, data-backed insights.
Minimum Requirements
- Bachelor's degree in construction management, Engineering, or related field (or equivalent experience).
- 5+ years of experience in construction estimating, preferably within commercial real estate development.
- Strong expertise in cost forecasting, project budgeting, and bid management.
- Demonstrated ability to manage contractors and foster collaborative relationships.
- Exceptional analytical and problem-solving skills.
- Proficient in estimating software and tools, as well as advanced Excel capabilities.
- Excellent communication and interpersonal skills, with the ability to work across all levels of the organization.
