This position will report directly to the Leasing Project Manager with geographic flexibility to work remotely offered by Tanger's hub-and-spoke approach to a modern Teams-driven workplace.About the Role:As the Project Coordinator - Leasing Business Operations, you will assist our Leasing professionals in creating and maintaining accurate project schedules, conducting daily reviews of critical dates, and ensuring departments remain focused on upcoming deliverables. You will also support biweekly pipeline calls and manage tracking for redevelopment and remerchandising efforts. How you will contribute to what we do:
- Generate and distribute weekly Critical Date Report to stakeholders.
- Prepare weekly ins and outs slide; keeping the Leasing Department informed of milestones such as lease executions, openings, and closures.
- Collaborate with dealmakers to develop and monitor project plans, ensuring critical dates and deliverables are met.
- Coordinate with the Leasing Project Manager and dealmakers to establish and maintain timelines for complex shuffles and interdependent deals.
- Partner with Lease Financial Analyst to maintain accurate and updated project plans.
- Regularly review the Critical Date Report, prioritize tasks, and align departments to ensure deadlines are met and deliverables are on schedule.
- Escalate key priorities to relevant teams:
- Tenant Coordination (TC): Provide list of landlord work estimates, delivery exhibit comments, upcoming tenant plans and approvals, permit submittal dates, and deliveries to ensure compliance with deadlines.
- Legal: Monitor lease progress for upcoming deliveries prior to turnover and provide list of stalled leases to assist in deal execution.
- Lease Services: Provide list of upcoming deliveries and confirm all requirements for turnovers are met in advance.
- Field/SLT: Work with General Manager on upcoming store closures, ensuring timely vacating of spaces and key returns.
- Collaborate with stakeholders on store closures, both temporary and permanent, to ensure lease obligations are fulfilled, utilities (including HVAC) remain operational, and support is provided for any questions, coordinating with various departments to resolve issues.
- Support bi-weekly exception calls by managing invites, reports, notes, and follow-ups on action items.
- Draft and send tenant introduction emails, introducing tenant coordination and legal counterparts, and provide the link to all incoming tenant resources like design and sign criteria, as-builts, rules, and regulations.
- Develop and manage a tracking system for redevelopment, re-merchandising, and acquisition activities using existing technologies.
- Support bi-weekly calls by managing invites, reports, notes, updating activity tracker, and distributing follow-ups on action items.
- Ensure Salesforce and activity trackers are accurate through regular follow-ups with participants.
- Coordinate with Development on requests and deadlines, gathering and consolidating leasing input for assumptions requested by Development.
About You:
- You have an undergraduate degree in business or related field and 2-4 years' experience in commercial real estate or related setting or any equivalent combination of education and experience. Project management experience is preferred.
- Your strong attention to detail with a proven ability to manage complex, interdependent project schedules in fast-paced, dynamic environments is a strength.
- You are skilled in building consensus, influencing stakeholders, and fostering positive internal and external professional relationships within the department, across business units and with potential tenants.
- You are an assertive communicator with a focus on meeting deadlines and addressing priorities.
- You are adept at navigating ambiguity, solving novel problems, and leveraging research and analytical skills to understand complex issues.
- You demonstrate expertise in identifying and gathering necessary information on tasks, plans, schedules, strategies, and organizational structures, and effectively communicating it to stakeholders.
- You are experienced in balancing conflicting priorities, allocating resources, and understanding team interdependencies to achieve department and organizational goals.
- You have an advanced proficiency in Excel, with the ability to interpret data and apply findings effectively.
- You possess excellent oral and written communication skills, with a professional and adaptable approach.
- You are a self-starter with a positive attitude, sense of urgency, and flexibility to adapt to changing priorities.
