Duties involve planning and executing a specific project plan, delivering quality products and services to the client in a timely manner, proactively managing project financials, and serving as the primary contact between the SSR project team and the client. The Project Manager II ensures that projects are executed according to the plan and is responsible for the results of assigned projects (Total Project Success). Will ensure that projects are constructed in accordance with requirements of the project plans and specifications during the construction phase. Coordinates communications and project decisions between contractors, suppliers, design team, and the owner's representatives.
- Confirms the project scope and requirements with the client and other stakeholders
- Develops a financial plan for the project by preparing the proposal letter and preparing the preliminary man-hour budget; works with CRM, Department Head, orOperations Director as needed.
- Ensures contracts are fully executed by the appropriate Principal
- Develops the project staffing plan and preliminary man-hour budget, working with CRM, Department Head, or Operations Director as applicable
- Leads project kick-off meetings with project team to convey project scope, client expectations and standards, man-hour budgets, etc.
- Works with design team to confirm a final man-hour budget based on discipline work plans that identify tasks and hours to complete
- Provides responsive, professional leadership to the internal design team
- Works with the client to understand schedule expectations and, with team input, proposes interim milestones to schedule for proper information flow, adjusting as necessary throughout the project
- Schedules work, communicates schedule and action-item information to the project team, monitors manpower requirements and plans for all disciplines on the project, and updates eResource with current man-hour projections as the project requires while maintaining a profit variance of +/- 5%
- Ensures project documentation is completed and appropriately stored
- Prepares and implements a proactive Quality Assurance/Quality Control (QA/QC) plan for projects
- Ensures that invoices are accurate and delivered in a timely manner, monitors and works with clients to collect account receivables, and updates the projected monthly revenue earnings for each project
- Attends meetings with owners, clients, and architects; facilitates communication and anticipates needs of clients and the project team; documents important issues
- Monitors project budget and works with project team to schedule work in accordance with man-hour budgets; recognizes how the hours charged to the project impact the revenue and projections
- Identifies, negotiates, and administers fees for additional services as needed or by identifying client needs
- Builds, develops, and grows business relationships vital to the success of the project and engages in business development activities with current and potential clients, creating additional service opportunities and expanding business with additional SSR service lines
- Responds to contractor's and client's request for information efficiently and comprehensively
- Recognizes the root cause of a design team problem that will impact the project's quality, schedule or financial goals and is able to address the issue through coordination and communication
- Manages the Construction Administration (CA) process to ensure building systems are installed consistent with the design and predetermined quality standards
- Supervises the job close out process to ensure documentation, filings, and project debriefs are complete
- Actively attends internal and external training and other educational opportunities to obtain knowledge in necessary technical areas; exhibits general understanding and is able to represent SSR in multi-discipline discussions
- Administers the contracts and all paperwork required to carry a project through the complete construction phase, which includes final inspection and start-up
- Serves as the main point of contact between the contractor and the design team during the construction phase of a project
- Assists in evaluation of contractor proposals, bids, estimates, schedules, and change orders; advises the design team and owners' representatives of needed decisions
- Maintains current knowledge of the owner-architect agreement and any additional service agreements
- Reviews plans and specifications to coordinate the work of design and construction to ensure adherence to the project design
- Performs job site visits to discuss activities, progress, and problems with site superintendents and construction workers
- Directs the senior design staff in developing design and construction sequences that will provide the owner a high-quality facility at minimum costs
- Ensures that applicable quality procedures are carried out in a timely manner on assigned projects
- Coordinates the start-up of equipment with the client and contractor; communicates any issues that arise
- Attends meetings with the owner and contractor to provide updates and discuss present issues
- Meets with state, city, and county officials for construction review and code adherence as necessary
- Assists the owner and the design team in resolving conflicts with suppliers and contractors
- Reports unusual and special conditions or requests from contractors/suppliers to the design team and/or owners representatives and assists in resolving problems
- Reviews requests for payments by contractors and suppliers
An ideal candidate will possess the following requirements:
- Bachelor's degree in engineering from an ABET accredited college with four years applicable experience indesign or 12 years of practical experience on similar projects
- Registered Professional Engineer preferred
- Demonstrated, consistent ability to manage projects of various size and complexity
- Must be able to travel
- Thorough knowledge of Microsoft Office Suite (i.e., Word, Excel, PowerPoint, and Outlook)
- Knowledge of all project financial activities (i.e., budgeting, projections, reporting)
- Knowledge of project management practices
- Expert within the engineering discipline of his/her expertise
- Working knowledge of all engineering disciplines practiced by the firm
