Job Overview:

The Project Manager will work closely with the Director of Construction at AmTrust Realty to oversee the planning, execution, and successful delivery of complex construction and development projects. This role requires proficiency in budgeting, maintaining project schedules, and managing all aspects of construction projects from inception to completion, while ensuring that they are delivered on time, within scope, and on budget. The ideal candidate will have extensive experience in the New York City real estate and construction market, with expertise in using industry-standard project management software.

Key Responsibilities:

  • Collaborate with the Director of Construction to manage multiple large-scale construction projects, ensuring alignment with company objectives.
  • Oversee the development of project budgets, ensuring cost control and financial accountability.
  • Create and maintain detailed project schedules, tracking progress and making necessary adjustments to avoid delays.
  • Stay in conformance with Tenant Improvement Work letters.
  • Oversee tenant fit-out projects, ensuring customization meets tenant requirements while staying within budget and schedule.
  • Work with architects, engineers, consultants, and contractors to ensure that project designs meet all technical specifications and regulatory requirements.
  • Manage procurement processes, including selecting contractors, suppliers, and vendors, while ensuring that all project resources are effectively utilized.
  • Work with expediters/municipal field operations (NYC DOB/village/city/county; sewer dept, DEP, DPW, DOH, DOT, TA, water district, fire marshal) to ensure all stakeholder expectations are met.
  • Ensure compliance with local NYC regulations, safety standards, and zoning/permitting requirements.
  • Act as the primary point of contact for clients & tenants, providing regular updates and ensuring strong client relationships throughout the project lifecycle including handover.
  • Use MRI, Procore, Adobe Autodesk Construction Cloud, and other project management tools to track project progress, documentation, and reporting.
  • Conduct risk assessments and develop strategies to mitigate potential delays or budget overruns.
  • Report regularly to the Director of Construction on project status, including budgets, timelines, risks, and any necessary escalations.
  • Must be able to orchestrate trade contractors and field staff in a way that creates synergy, minimizes conflict and results in positive outcomes.
  • Exhibit strong initiative, with a proactive approach to problem-solving, attention to detail, and a focus on achieving measurable outcomes and delivering projects successfully.

Required Qualifications:

  • Bachelors degree in construction management, engineering, architecture, or a related field. PMP or equivalent certification is highly preferred.
  • 7+ years of project management experience in construction or real estate development, with at least 3 years in a senior role.
  • Expertise in budgeting, financial oversight, and cost management
  • Advanced knowledge of project scheduling, timeline management, and the ability to meet critical deadlines.
  • Proficiency in Excel, MRI, Procore, Adobe Autodesk Construction Cloud, Microsoft Project, and MS Office Suite. Knowledge of other software such as Bluebeam, PlanGrid, Timberline, Primavera P6 is a plus.
  • Strong understanding of NYC construction codes, permitting, and zoning regulations.
  • Valid New York State Drivers License
  • Excellent leadership and decision-making abilities, with experience managing cross-functional teams.
  • Strong written and verbal communication skills, with the ability to present project updates and reports to clients, internal teams, and senior management.
  • Ability to manage multiple projects simultaneously in a fast-paced environment.

Preferred Qualifications:

  • Masters degree in a related field or additional certifications (e.g., LEED, Six Sigma).
  • Familiarity with sustainable building practices and emerging construction technologies.
  • 30-hour OSHA Certification
  • 62-hour Site Safety Training
