The Team You Will Join:

As such, Lifestyle Communities' (LC) Construction team operates at the forefront of our commitment to creating participation-driven communities. You'll join a talented team responsible for both urban and suburban product types and quality offerings that include commercial, social, and residential spaces.

Who You Are:

As the Scheduler, you will play a crucial role in optimizing our construction processes and enhancing project efficiency. You will support the EVP of Construction and the Construction Manager to collect and analyze information used to plan and schedule construction and development projects with a specific focus on multi-family developments. You will be responsible for assessing all construction projects to proactively identify risks and opportunities to streamline timelines and minimize costs. You will provide insight into key project life cycle metrics while utilizing advanced problem solving and critical thinking skills to find solutions and drive projects forward.

The Difference You Will Make:

* Facilitate the development and maintenance of the integrated master schedule for assigned projects utilizing critical path techniques.

* Generate forecasts, variance reports, and other documentation used to monitor and manage projects.

* Analyze schedule progress, trends and delays, evaluate schedule and/or cost changes to provide recommendations and assess that project objectives, both short and long term, are being met.

* Develop critical item report analysis that highlight significant program issues and potential delays to project milestones.

* Communicate with senior leadership, clients, construction team members, and contractors to address construction issues related to developing schedules, analyses, and preparing reports.

* Maintain production rate database by specific scopes of work, product type, and region.

* Generate and manage up to date cost and resource-loaded schedules across all active construction projects.

* Analyze and prepare fragments for contractor time extension requests and schedule impacts of change orders.

* Manages process and efficiency of projects, guides project during field work to completion; incorporates project results as historical lessons for potential improvements for future projects.

* Create a project update program for weekly updating and maintenance of active construction projects, collaborate with project teams for completion and accuracy, and perform regular site visits to meet with teams and assess schedule progression in-person.

* Effectively interface and participate in difficult conversations with entire project team members that include the asset Owner, GC, Account Executive and all subcontractors and suppliers.

* Maintains partnerships with the Construction Management Office, Development, Home & Hospitality, and shared services to deliver on the needs for the brand and operations for all construction and development projects.

* Completes other projects and duties as directed and assigned by senior leadership.

What You'll Bring:

* 7+ years of large multi-family construction job site experience, including familiarity with durations, sequencing, and assemblies.

* Extensive scheduling experience required in developing and maintaining comprehensive, time-based schedule systems for large multi-site projects.

* Proficiency in P6 and MS Project scheduling software, Procore, and MS Office Suite.

* Thorough understanding of scheduling methodologies, current scheduling concepts and best practices.

* Experience in supporting contract change management and claims resolution.

* Advanced knowledge of construction technology, codes and standards, and an in-depth understanding of the interdependence and relationship between other functional units.

* Ability to read and interpret architectural drawings, interior designs, and engineering specifications.

* Strong knowledge of residential, multi-family, and commercial building methods.

* Ability to communicate with participants and stakeholders at all levels of the business.

* Proven organizational skills and the ability to multi-task and manage competing priorities and shifting demands.

* Understanding and knowledge of health and safety policies and procedures.

Direct Reports and Reporting Relationship

None, however, the ability to achieve results by working with others within the organization, regardless of the reporting relationship, is a critical success factor.

Minimum Qualifications

Bachelor 's degree or equivalent experience in a related technical field (engineering, construction management, architecture). Minimum of seven (7) years professional experience in the multi-family construction and development industry with demonstrated success of managing multiple project schedules for large scale mixed-use developments.

Work Environment: While performing the duties of this job, the employee is exposed to an office

environment with regular exposure to project sites. At times, the employee is exposed to wet and/or humid conditions and outside weather conditions. The noise level when subjected to the field environment is usually loud. The employee is occasionally exposed to moving mechanical parts and high,

precarious places.

Location and Travel: Position will be based in Nashville, TN with occasional travel to local and out of state markets including but not limited to South Carolina, North Carolina, Ohio, Texas, Florida, and Denver.
