We are presently seeking a Property Operator for a portfolio of multifamily properties.

SCHEDULE:

  • Monday to Friday

The required duties and responsibilities include, but are not limited to the following:

JOB DUTIES & RESPONSIBILITIES:

  • Represent the Atlas brand, missions, and goals in a professional and positive manner at all times.
  • Provide superior customer service and communication to prospective residents, residents, and third-party vendors, in order to increase clients and Atlas' profitability, while always maintaining a positive reputation and Atlas's brand, mission and goals.
  • Maintain constant communication with direct supervisor(s) and when applicable Atlas leadership, which may require regular phone calls, emails or in person meetings.
  • Be available for direct supervisor and Atlas employees by phone and email.
  • Directly oversees leasing operations and has knowledge of all assigned properties.
  • Ensure the accuracy of personal hours recorded.
  • Adhere to and maintain current knowledge regarding Oregon and/or Washington landlord tenant law, state and federal fair housing laws, demonstrated understanding and knowledge of rental agreements, addendums and all other necessary contracts, and the ability to explain to all applicable parties.
  • Document and report accidents, emergency situations and property damage to direct supervisor, and when applicable the corporate office.
  • Attend all training and development curriculums assigned by Atlas.
  • Promote harmonious relations among residents, employees, owners, and local community. By always maintaining a pleasant, helpful demeanor.
  • Maintain neat and legible records in AppFolio and Dropbox.
  • Provide expertise and solutions to direct supervisor.
  • Adhere to company policies, procedures and Atlas Management Employee Handbook.
  • Attend team meetings, to team build, motivate, review, overcome challenges, answer questions, and relay pertinent company information.
  • Utilize AppFolio in accordance with specific role.
  • Oversees property risk management, safety standards and employee/resident liability.
  • Conduct appointments in accordance with Local, State Federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc.) as well as Atlas' policies and procedures.
  • Communicate requests/questions/concerns to Portfolio Manager and/or proper Atlas Team Member.
  • Maintain physical occupancy at or above 95% at all assigned properties.
  • If approached at property by resident or vendor, redirect communications to proper Atlas Team Member. Do not accept physical payments or documents.
  • Conduct property inspections, including but not limited to move out inspections, pre-move out, annual inspections, and life and safety inspections in accordance with Atlas' Policy and Procedures.
  • Make recommendations for physical repairs, replacements and improvements.
  • Responsible for cleaning and maintenance coordination of all amenity spaces.
  • Be available to meet vendors in person and physically install lock boxes when necessary.
  • Be on-call for after-hours emergency maintenance calls.
  • All other duties as assigned by Atlas Management for the benefit of the team and the company.

QUALIFICATIONS & EXPERIENCE:

  • High School diploma or equivalent (required)
  • Valid Oregon Driver's License, vehicle insurance and a clean driving record (required)
  • 2+ Years Community Manager or higher level Property Management experience (Required)
  • Knowledge of ORLTA (highly preferred)
  • Fair Housing knowledge (required)
  • Reliable transportation (required)
  • Clean driving record (required)
  • Proficient in Microsoft Word, Excel and Outlook (required)
  • AppFolio experience (preferred)
  • Tenant Tech experience (preferred)
  • Applicants must pass a criminal background check upon offer of employment.

PHYSICAL DEMANDS:

  • This position involves work in an office and outdoors.
  • While performing the duties of this job, the employee is regularly required to stand and walk.
  • Has frequent need to perform the following physical activities: bend/stoop/squat, climb stairs, push or pull, reach above shoulders.
  • Constant needs to perform the following physical activities: writing/typing, grasping/turning, and finger dexterity.
  • Lifting/carrying less than 25 pounds.
  • Vision requirements: constant need to read manuals, reports, financial statements, complete forms, and view computer screen.
  • Hearing requirements: constant need to communicate over telephone and in person.
