Job Description Job Description Property Manager, Bronx Property Management company, seeking an experienced Property Manager for affordable, residential units in the Bronx. Responsibilities/Duties: Establish scopes of work, for building staff or vendors to perform. Address maintenance repair requests from tenants Make sure work orders are inspected after completion and closed expeditiously Interact professionally with tenants to address their needs and concerns Prevent violations, work to clear if issued Keep building in Reac read shape Perform Building inspections including building systems on a routine basis Perform apartment inspections ensuring apartments meet HQS(Housing Quality Standards) Oversee apartment renovations, and capital improvements Establish and manage vendor relationships and contracts Maintain preventative maintenance programs Oversee the turnover of vacant units for new residents Ensure that all construction work done by building staff and third-party vendors in performed professionally and cost-effectively Prepare monthly management reports for senior management and assist with the preparation of annual budgets Job Requirements: 5 years property management experience in Affordable Housing Ability to read and understand building plans Computer skills (Windows, Microsoft office, excel). Maximo a plus Experience working with Housing Authority a plus Knowledge of city, state and federal programs and regulations. Experience working with Local 32BJ union Understanding of NYC housing codes Experience with monitoring repairs and maintenance work Must have excellent project management, organizational skills. Strong organizational skills with attention to detail Ability to work independently and follow through Strong Verbal and Communication skills Emphasis on leadership Experience preparing for Reac/PHAS inspections Education: Bachelor's License: Valid drivers license and car Trade Licenses a plus Job Type: Full time Compensation will be commensurate with experience.
