Job Title: Property Manager Pay Details: The annual base salary range for this position in California is $100,000 to $110,000 per year. The starting pay for the successful candidate depends on various job-related factors, including but not limited to the candidate's geographic location, job-related knowledge, skills, experience, education/training, internal value, peer equity, external market demands, and organizational considerations. We seek a dedicated and experienced Property Manager to oversee our residential properties, manage small construction projects, and coordinate maintenance schedules from inception through completion. This role is responsible for ensuring all projects are completed on time, within budget, and to the highest quality standards, while upholding safety regulations and company policies. The ideal candidate has excellent communication skills, a thorough understanding of property management regulations, and a strong commitment to delivering exceptional service. Responsibilities
  • Facility Oversight: Manage the overall maintenance and operation of facilities, including building systems (HVAC, electrical, plumbing), grounds and equipment
  • Preventive Maintenance: Develop and implement preventive maintenance programs to minimize downtime and extend the lifespan of facility assets; work to transition from reactive fixes to a proactive maintenance program
  • Vendor Management: Coordinate with external contractors and service providers, overseeing contracts and ensuring quality work is completed on schedule
  • Troubleshooting: Respond to maintenance requests and emergencies, diagnosing issues and implementing timely solutions
  • Project Planning: Develop detailed project plans, including scope, budget, timeline, and resource allocation
  • Team Leadership: Lead and manage project teams, including vendors, team members, and all support staff
  • Budget Management: Prepare and manage project budgets, track expenses, and ensure cost-effective use of resources
  • Scheduling: Create and maintain project schedules, ensuring timely completion of milestones and deliverables
  • Quality Control: Monitor construction activities to ensure adherence to specifications, quality standards, and safety regulations
  • Communication: Serve as the primary point of contact for stakeholders and team members, providing regular updates addressing any issues and documenting progress
  • Documentation: Maintain accurate project documentation, including contracts, change orders, and reports
  • Property Oversight: Manage the daily operations of assigned properties, ensuring they are well-maintained and comply with all applicable regulations
  • Maintenance Coordination: Schedule and supervise maintenance and repair work, ensuring properties are safe and in excellent condition
  • Emergency Response: Be available for on-call emergencies and manage responses effectively to protect property and tenant safety
  • Other duties as assigned
Skills
  • Bachelor's degree in Construction Management, Facilities Management, or a related field
  • 5-7 years of experience in Construction Project Management, Facilities Manager, Property Manager, or a similar role
  • Understanding construction processes, techniques, and materials and knowledge of construction safety regulations and best practices
  • Proven ability to manage multiple projects simultaneously and meet tight deadlines
  • Excellent communication, leadership, and interpersonal skills
  • Proficiency in project management software (e.g., MS Project, One Note, or similar)
  • PMP certification or equivalent is a plus
