Your Key Responsibilities:
* Resident Relations: Maintain positive resident interactions, ensuring a clean, well-managed community that fosters a sense of pride.
* LIHTC Compliance: Ensure all leasing activities align with LIHTC (Low-Income Housing Tax Credit) program requirements, including managing income certifications, recertifications, and compliance reporting.
* File Management: Maintain detailed and accurate resident files according to community, LIHTC, and/or HUD standards, ensuring that all required documentation, including leases, income certifications, and verification forms, are up-to-date and compliant.
* Property Oversight: Lead all aspects of community operations, ensuring compliance with policies and procedures specific to LIHTC regulations.
* Marketing & Leasing: Develop and implement creative marketing strategies to keep units filled with qualified residents, focusing on maximizing occupancy while adhering to LIHTC guidelines.
* Budget Management: Operate the property within a set budget, maximizing value and ensuring the financial health of the community.
* Team Leadership: Supervise on-site staff, fostering a productive and collaborative environment that emphasizes compliance and customer service.
* Safety Compliance: Implement and follow OSHA safety programs to maintain a safe environment for both residents and staff.
What We're Looking For:
* Prior property management experience, preferably with LIHTC properties. *We will consider Assistant Property Manager with at least 5 years LIHTC experience.
* Excellent communication and customer service skills.
* Strong leadership skills to manage the team effectively.
* Valid driver's license, dependable transportation, and proper auto insurance.
