Job SummaryThe Property Manager is responsible for ensuring the upkeep of buildings/land, maintaining service vendor contracts, and financial management (as assigned) of the network's non-hospital properties. The Property Manager will manage multiple properties as assigned and be the controlling point of contact as it relates to maintenance and escalation matters. Requires ability to visit portfolio to assess condition, relay work requirements to both in-house and outside vendors and review final work for approval. Provides 24/7 oversight of assigned buildings.
- Tour and inspect assigned buildings/land weekly to evaluate operations and assess physical needs; performs at least two (2) annual walk inspections with the support of HH Facilities. Coordinates inspections for each non-hospital building with Facilities Management to correct any identified issues. May also, delegate responsibilities to outside vendors. Responds to requests/problems in a timely and courteous manner and generate work orders directed to vendors and/or maintenance staff.
- Develop annual operating budgets for each property. Prepare monthly financial reporting to leader(s). Annually prepare a capital plan. Review and approve vendor invoices.
- Manages, coordinates and maintain timeshares, move-ins/outs, purchase orders for maintenance, annual purchase orders, tenant relations, maintenance and repair, badging, janitorial services, landscaping and parking assignments to assigned non-hospital buildings. Ensures that property files are properly maintained and kept up to date in accordance with department procedures. Responsible for small Tenant Improvement projects, which may include working with third party vendors and construction.
- Collaboratively works with Facilities Maintenance Team for each non-hospital building on building team strategies and plans to ensure continuity of building operations. And help prepare DNV binders with onsite staff and HHFM.
- Performs other related duties as assigned or requested.
