Job Summary:
The Property Manager will oversee the financial and operational aspects of Bridge's Miami-area portfolio. Reporting to the Senior Property Manager, this role involves managing day-to-day operations, developing operating budgets, and ensuring smooth property transitions into the portfolio. The Property Manager will work with both company-owned assets and third-party managed properties. The position requires a combination of office work and site visits, with occasional travel to other regional offices for meetings and conferences.
Essential Job Responsibilities:
Portfolio & Financial Management
- Oversee daily operations and budget management for new acquisitions and developments.
- Collaborate with asset/portfolio management to establish and execute business plans.
- Monitor portfolio performance, including NOI, cash flow, and asset value.
- Implement and enhance property management technology for efficiency.
- Budget and oversee capital improvement projects.
- Provide input on estimated operating costs for new developments.
- Assist in property dispositions.
- Maintain strong relationships with contractors, brokers, and stakeholders.
- Track and report operating expenses, seeking cost efficiencies without impacting long-term performance.
Property Operations & Compliance
- Ensure properties meet company standards and best practices.
- Stay informed on local market trends and act accordingly.
- Manage tenant lease files, collections, and compliance with lease requirements.
- Approve maintenance contracts and oversee engineering, janitorial, and maintenance operations.
- Work with accounting and property management to review and approve invoices.
- Handle real estate tax appeals and ensure timely tax payments.
- Oversee CAM reconciliations and property reporting for owners and lenders.
Capital Improvements & Value-Add Initiatives
- Develop and present analysis and recommendations for budgeted and unbudgeted projects.
- Implement capital projects on time and within budget.
- Supervise vendors, ensuring compliance with contracts and insurance requirements.
- Oversee design, permitting, and execution of tenant improvement (TI) work as needed.
- Review and approve Tenant Alterations pay applications, loan draws, and change orders.

Qualifications
- Minimum of 5 years of industrial property management experience.
- Entrepreneurial mindset with a proven ability to take ownership.
- Strong familiarity with industrial property management software.
- Experience managing newly developed properties.
- Financial expertise, including understanding of operating statements and loan documentation.
- Advanced analytical, quantitative, and negotiation skills.
