SUMMARY

Our Client seeks a qualified real estate professional with property management experience who is eager to transition to an entrepreneurial firm and manage a portfolio of high quality retail properties in Metro Atlanta.

DESCRIPTION

The position of Property Manager is a project task management job that involves handling the completion of multiple tasks on multiple projects. Tasks are originated from a project calendar on a planned basis and by tenant and company requests.

Our Client is a small, entrepreneurial company, and as such, the role carries significant upside and growth potential in addition to the specific responsibilities listed below.

A list of duties, responsibilities and authorities include:

* Asset and Property Management for all Company projects and properties.

* To administer Leases, LMA's, Terminations & Assignments.

* To be responsible for full collection of rents and manage delinquency process.

* To supervise retail tenant finish construction process verifying work quality, schedule and budget.

* To manage tenant finish, landscape, pylon signage, amenities, and traffic signals for new construction, renovation, and redevelopment project from contract to installation.

* To prepare contracts, specifications, and maintenance agreements.

* To maintain and utilize a project calendar on each property.

* To establish and maintain a database of competent vendors and manage database of tenants.

* To prepare property budgets and schedules, monitor monthly accounting reports.

* To review all invoices and other charges for projects.

* To handle negotiations of service matters with tenants and governmental officials.

* To review and approve annual CAM reconciliations.

* To monitor project and tenant sales.

* To supervise the completion of all service and repair contracts.

* To supervise all emergency work.

* To maintain records and supervise the administration of utilities including water and electrical usage billings for appropriate properties.

* To develop and maintain a file of procedures.

* To be available by phone or email at all times except when on vacation.

* To complete tasks on a prompt schedule, on budget and with acceptable quality using company systems (e.g., company procedure book, Yardi, Microsoft Office).

* To promote goodwill with all business relationships and provide a professional level of service and competence.

* To manage all projects and properties to a high first-class level in all aspects.
