Commercial Property Manager - Class A LEED Gold Office Tower,

Location: Tampa, FLSalary $90-$95K + 10% Bonus

We are seeking an experienced Commercial Property Manager to oversee our prestigious LEED Gold certified office tower in downtown Tampa. The ideal candidate will have a strong background in property management, with a focus on construction management, sustainable practices and capital improvements.

Reports to : Onsite Senior Property Manage

Responsibilities:

• Manage day-to-day operations of the LEED Gold certified office tower, ensuring compliance with sustainability standards15

• Oversee maintenance, repairs, and capital improvement projects3

• Manage tenant relationships, addressing concerns and resolving disputes promptly3

• Negotiate and administer lease agreements, including renewals and terminations3

• Prepare and manage property budgets, focusing on cost-effective and sustainable operations3

• Ensure compliance with building codes, safety regulations, and environmental standards3

• Coordinate with vendors and contractors, overseeing work quality and adherence to LEED standards3

• Maintain accurate records and reports, including financial statements and sustainability metrics3

• Implement and maintain energy-efficient systems and practices to uphold LEED Gold certification5

Qualifications:

• Bachelor's degree in Business Administration, Real Estate, or related field3

• 3-5 years of extensive and recent construction management and capital improvement experience

• Strong knowledge of LEED certification requirements and sustainable building practices58

• Excellent communication and negotiation skills3

• Proficiency in property management software and Microsoft Office suite3

• Real Estate license preferred6

• PMP certification is a plus6
