We are seeking a Purchasing Agent, to join our Land Development team in our Austin, TX office. The Purchasing Agent will support the purchasing and construction teams to ensure timely, on-budget delivery of quality homes.

Key Responsibilities:

· Assist the VP of Purchasing in executing purchasing strategies, managing vendor relationships, and achieving department goals.

· Negotiate and manage contracts with vendors and subcontractors to ensure competitive pricing and adherence to project schedules.

· Approve and onboard vendors and contractors, ensuring they meet company standards and compliance requirements.

· Maintain and update purchasing data, ensuring accuracy and timely updates for project management.

· Collaborate with construction and design teams to align purchasing activities with project timelines and quality expectations.

· Track and monitor costs to ensure projects stay within budget, identifying and addressing any potential cost overruns.

· Assist in evaluating and selecting materials and services based on quality, cost, and project requirements.

· Conduct regular vendor performance reviews to ensure high-quality standards and timely delivery.

· Participate in quarterly training sessions for field personnel and attend award meetings.

· Ensure compliance with company policies, building codes, and safety regulations in all purchasing activities.

Qualifications:

• Bachelor's degree in Business, Supply Chain Management, Construction Management, or a related field.
• 0-5 years of experience in purchasing, procurement, or related roles.
• Familiarity with purchasing softwares, is a plus.
• Strong organizational and time management skills, with the ability to handle multiple tasks and meet deadlines.
• Excellent communication skills, both verbal and written, with the ability to work effectively with internal teams and external vendors.
• Strong attention to detail and accuracy in managing purchasing data and documentation.
• Ability to learn and analyze costs, budgets, and financial data to support project profitability.

· Ability to do cost estimation and budget preparation.

• Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
• Ability to work collaboratively and assist the VP of Purchasing in executing department strategies.
• Knowledge of construction materials, building codes, and vendor management processes is preferred but not required.
• Bilingual proficiency in Chinese (Mandarin) and English required.
• Ability to work both independently and as part of a collaborative team.
• Strong problem-solving skills and the ability to adapt to changing project needs.
• Detail-oriented and able to manage multiple priorities.
• Authorized to work in the U.S. (OPT and H1B visa sponsorship available if needed).

任职资格：

• 能够进行成本估算和预算编制
• 熟练使用微软Office办公软件（Excel、Word、PowerPoint）。
• 具备协作能力，能够协助采购副总裁执行部门战略。
• 了解建筑材料、建筑规范和供应商管理流程者优先，但不是必须要求。
• 需要具备中文（普通话）和英语的双语能力。
• 能够独立工作，也能作为团队合作的一员。
• 较强的问题解决能力，能够适应不断变化的项目需求。
• 注重细节，能够管理多项优先事务。
