GENERAL FUNCTION:
Under the immediate supervision of the Purchasing & Preconstruction Manager, this position plays a critical role in ensuring a profitable outcome for each build by preparing accurate and thorough takeoffs. This position is responsible for creating and managing complete home budgets, purchase-orders, change-orders, and vendor management. Will determine costs and estimates for custom changes and review and understand all specifications, scopes of work, building codes, and community specific ACC requirements.

SPECIFIC RESPONSIBILITIES:
- Use PlanSwift and other software as necessary to perform plan takeoffs for material quantities
- Create, Update and Maintain accurate and thorough floor plan takeoff libraries, differentiating Base Global, Base Plan Specific and Option quantities
- Update material pricing with accurate effective dates in BRIX
- Maintain all applicable databases used in developing cost, quantity and unit price estimates
- Send out RFPs for bid items and confirm bids and plans (if applicable) are complete and correct, this includes I-Joist & Pier layouts, Truss Drawings, Manufactured Basement Walls, etc.
- Acquire pricing for all nonstandard options as they arise
- Review home plans for inconsistencies while creating takeoffs
- Correct any errors or updates to data after PC Review
- Review EPOs on a project-by-project basis for continual system & personal improvement
- Evaluate material and unit prices for opportunities to either improve product or price, with an emphasis on value engineering
- Perform take-offs and PO generation for change orders
- Recruit and maintain relationships with vendor partners in day-to-day interactions
- Work with Production team on Take Off adjustments along with field visits verify quantities of product delivered & installed
- Additional tasks and responsibilities as assigned
PREREQUISITES FOR SUCCESS:

- Strong technical aptitude including a working understanding of home construction materials, techniques, & processes
- General understanding of contract documentation and the ability to read blueprints
- Effective communication skills with the ability to be a productive team member while working with Construction, Sales, and Design departments
- Strong organizational skills and intense attention to detail
- Ability to manage multiple projects with the understanding of the hierarchy of importance, and the ability to meet deadlines and work within strict timeframes
- Good judgement in decisions regarding process and problem solving
- Must possess significant functional computer skills including use of mainstream business software including, but not limited to: Microsoft Word, Outlook, Excel, and Adobe
- Secondary education in Construction Estimating or similar preferred
- Experience with Various Construction Software's: PlanSwift, Hyphen Solutions (BuildPro/SupplyPro, Brix)
