What You'll Do

The Real Estate Document Technician supports the County Real Estate Office responsible for acquiring real estate interests for conservation, facilities, greenways, parks, and transportation. The Technician prepares and coordinates the completion of a variety of real estate-related documents, which includes recording, assisting with file and data management, prepares and distributes requests for proposals, and facilitates contracts.

1. Prepares/drafts and coordinates the execution of forms, agreements, and other required real estate acquisition documents, including purchase agreement, settlement agreement, right of entry, and joint powers agreements; mortgage consents; right of way management summaries; offer packets; easements; deeds; leases; tenant waivers; closings; and funding restrictions with direction from the Real Estate Manager, Lead Real Estate Specialist, and Assistant County Attorneys.

2. Provides information and assists in maintaining/updating the County's Real Estate Office files and databases, including conversion of decentralized paper documents to a centralized electronic system accessible to other County departments. Data entry and data management within the CityVerse database for all projects.

3. Develops and distributes Requests for Proposal for appraisals and appraisal reviews, environmental assessments, and relocation; and works with County staff to finalize contracts.

4. Performs necessary administrative tasks, including but not limited to meeting regularly with Real Estate Specialists, Lead Real Estate Specialist, and Real Estate Manager; developing and implementing annual Individual work and development plans; completing required training; and completing timesheets, expense reports, performance reviews, etc. by required dates and times.

5. Performs other acquisition and program-related activities in consultation with or as assigned by the Real Estate Manager, Lead Real Estate Specialist or Assistant County Attorney. These would include traveling in the field to document and obtain relevant information needed by the Real Estate Office or its partners.

* Ability to abide by federal, state and county confidentiality requirements.

* Ability to maintain complex records and prepare detailed documents and reports.

* Ability to employ sound judgment in exercising discretion, including determination at the appropriate points in which to involve management staff in decision-making.

The work is generally sedentary, usually accomplished while comfortably seated (or standing) at a desk in a County office building or teleworking from home or some other site during normal work hours. Lifting requirement of up to 20 pounds may be needed on an occasional basis. Occasional evening and weekend will be required.

Location & Schedule

This is a hybrid position that offers a mix of telework and in-person work at our Western Service Center in Apple Valley, MN. Work is performed Monday through Friday during regular business hours (8:00 a.m. to 4:30 p.m.). Office attendance will be according to the Physical Development Division's Policies and Real Estate Manager's approved hybrid office/remote work schedule, and as necessary for the successful completion of acquisition projects.
