We are seeking a highly skilled and detail-oriented Real Estate, Title, and Surplus Researcher/Prelegal professional to join our team. The ideal candidate will have an extensive background in real estate research, property law, and public records analysis. This role requires meticulous attention to detail, the ability to analyze legal documents, and the capability to identify and recover surplus funds from foreclosure sales. Additionally, the successful candidate must be adept at investigating property overpayments to local municipalities and government agencies while working closely with attorneys, title companies, and various stakeholders.
We are looking for a paralegal or even a lawyer who is willing to work on court documents for specific municipality filings on a part-time basis. This role offers $500 per week for part-time work.
Key Responsibilities:
- Conduct comprehensive research on real estate properties, including ownership history, title details, and outstanding liens.
- Review and analyze public records, court documents, and other sources to identify surplus funds from foreclosure sales.
- Verify property information, including addresses, parcel numbers, ownership details, and stakeholder interests.
- Identify and investigate potential claimants to surplus funds, including heirs, beneficiaries, and other relevant parties.
- Prepare and maintain detailed reports, spreadsheets, and CRM databases to track research findings and progress.
- Collaborate with attorneys, title companies, and other professionals to facilitate surplus fund recovery.
- Stay up-to-date with changes in property law, court procedures, and public records to ensure compliance and accuracy.
- Successfully obtain information from government agencies, file FOIA requests, and complete necessary steps to acquire potential lead lists.
- Draft and file court documents related to municipality filings as part of the part-time legal role.
Qualifications:
- Proven experience in real estate research, title analysis, or surplus fund recovery.
- Strong understanding of property law, foreclosure proceedings, and public record searches.
- Proficiency in reviewing legal documents, court filings, and government databases.
- Excellent investigative, analytical, and problem-solving skills.
- Proficiency with CRM software and data management tools.
- Exceptional attention to detail and organizational skills.
- Strong communication and interpersonal abilities to work effectively with attorneys, clients, and government entities.
- Ability to handle sensitive information with discretion and professionalism.
- Experience in obtaining government records, including FOIA requests, is a plus.
- Paralegal or legal background for court document preparation related to municipality filings is preferred.
Compensation:
- Part-time legal role compensation: $500 per week.
