RHM Real Estate Group is seeking an experienced and results-driven Regional Manager to lead a Market-Rate Portfolio in Columbus, OH! RESPONSIBILITIES

  • The Regional Manager oversees the day-to-day operations and financial performance of the properties within the Conventional Portfolio.
  • Implements policies, procedures, and practices to enable each property to meet budgeted financial goals and achieve operational goals.
  • Responsible for overseeing the lease-up process and ensuring occupancy goals are met.
  • Oversee Leasing Process, including the renewal process, closing/conversion rate, weekly applications, ensure prospect management is up to date, background checks, and resident approvals.
  • Communication with maintenance supervisors on work orders and unit turns.
  • Responsible for collections, including monitoring assets' aged receivables, oversight of eviction process, and ensuring proper correspondence and collection efforts.
  • Work with Property Managers to ensure all resident complaints are handled expeditiously, diplomatically, and professionally.
  • With on-site management to coordinate and execute all resident events.
  • Work with Marketing Team to attract prospects and build a positive reputation.
  • Responsible for Pest Management.
  • Perform site audits to ensure general maintenance with the Regional Facilities Manager.
  • Communicate with ownership regarding weekly reports and property issues.
  • Work with Regional Facilities Manager on Asset Inspections from ownership, bank, city, fire, insurance, etc., and recommend capital improvements as appropriate.
  • Work with Facilities Director on value adds and construction projects exceeding $10,000.
  • Coordinate with Regional Facilities Manager regarding property emergencies such as fire, flood, and storm damage.
  • Responsible for approval of all on-site purchasing and ensuring budgets remain on track.
  • Respond, track, conciliate, and mediation on Fair Housing Discrimination complaints.
  • Handle reasonable accommodation requests.
  • Hires and supervises all site staff, including interviewing all administrative staff, property managers, and leasing staff where appropriate.
  • Manage on-site staff, including necessary training, addressing concerns, time off approvals, conflict resolution, and more.
  • Responsible for ensuring work hours for the site staff within the portfolio are reported correctly at the close of each pay period.
  • Maintain positive relationships with the property owner(s), residents, and any applicable regulatory agencies.
  • Ensure site staff is using preferred company vendors.
  • Maintain incident reports and litigation documents. Forward to appropriate parties.
  • Other duties as assigned.

REQUIREMENTS

  • Bachelor's degree highly preferred.
  • 5+ years of experience in property management; strong experience with affordable housing.
  • Minimum 2 years previous experience in a supervisory role over multiple locations
  • Demonstrated track record of successful lease ups.
  • Working knowledge of applicable Landlord-Tenant Laws, Fair Housing Regulations, and other laws as they relate to property-specific guidelines and occupancy standards.
  • Proficient with Microsoft Office Suite.
  • Knowledge of YARDI software is strongly preferred.

Schedule: Full-time, Monday-Friday
