About this role:

Summary

The Urban Properties Regional Real Estate Manager is responsible for the operation of multiple properties in a portfolio designated by the Director of Urban Properties. This includes but is not limited to the oversight and management of the roving maintenance team associated with that portfolio, general administration of properties, leasing of the apartments, weekly reporting, fiscal oversight including income maximization and expense control, physical maintenance of properties, and operation of the properties to meet the clients' objectives as established by Sunrise Management Company.

Minimum Requirements:

  • Current California Real Estate License in good standing.
  • Valid Driver's License in good standing.

Essential Duties and Responsibilities - Include the following but not limited to:

  • LEADERSHIP
  • Communicate with supervisor, Resident Service Agents, Property Administrator, and maintenance staff on an ongoing and timely basis at all times with an emphasis on excellent service.
  • Practice and be aware of rental guidelines, and resident screening criteria within management portfolio through the execution of leasing and communication with site staff and leasing agent. The goal always being able to complete an application within one business day.
  • Take a proactive approach toward recognizing and providing solutions to each challenge always with a positive attitude and outlook. Always be supportive of the Regional Manager and Sunrise Management.
  • Execute marketing and management plans for each property within parameters consistent with the Regional Property Manager's direction.
  • Inspect properties and recommend improvements daily and weekly suggesting cure of any deficiencies as provided for in the marketing and management plans for each property.
  • Inspect properties weekly keeping risk management top of mind including but not limited to, fire extinguishers, pool safety, elevator safety, etc.
  • Maintain property appearance and curb appeal (including signage) meeting company standards.
  • Assure timely completion of reports pertaining to rental activity including traffic, move-ins, move-outs, rentals, notices and close ratios.
  • Assure consistent execution of pre-vacancy inspections, move-ins, move-outs, leasing, service of notices, laundry money collection.
  • Assist with timely collection of rents and handling of delinquent accounts, recommending legal action according to company policy.
  • Assist in preparation of reports comparing competing properties and market conditions monthly for each property.
  • Maintain relationships with supervisors, subordinates, independent suppliers, and peers on a friendly and professional level.
  • Assure that relationships with residents are maintained on a friendly and professional level always providing excellent customer service.
  • Preparation of all security deposit dispositions in a timely manner consistent with civil code requirements and company standards.
  • Post all three-day notices to pay rent or quit to all non-resident managed sites as close to the 4th day of the month as possible.
  • Schedule all “on notice” units for pre-vacancy inspection, final inspection (with the resident whenever possible). Schedule all make readies to be completely rent ready within 5-7 days. Any longer than that requires the Regional Manager's approval.
  • Provide and maintain a key control system for the portfolio. Provide to the leasing agent and or RSA all necessary working keys prior to the scheduled move in date.
  • Comply with all Federal, State and Local laws and regulations in the operation of the properties in his/her management portfolio.
  • FINANCIAL OPERATIONS:
  • Assist the Property Manager with the operation of each property to its highest and fullest potential, in accordance with the goals and objectives of each client and Sunrise, to maximize its financial potential. This includes but is not limited to strengthening occupancy levels and rental rates, and income maximization and expense control.
  • Produce accurate and timely reporting as required by Sunrise Management.
  • SUPERVISORY RESPONSIBILITIES:
  • The Regional Real Estate Manager supervises site staff for properties within portfolio as well as any associated District Managers, Assistant Regional Managers or Property Administrators. Responsibilities include working closely with the Sunrise Human Resources Team on interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

What you'll need:

  • An active California Real Estate License (required)
  • Supervisory experience required.
  • Minimum of five years Regional Manager experience in conventional multi-family, long term rentals, including staff hiring, training and supervision.
  • Knowledge of local and state landlord/tenant law and legislative activity impacting property management in California.
  • Must live in geographic area.
  • Experience managing a portfolio; eight or more separate properties.
  • CPM designation highly desired.
  • Experience with core Property Management Systems (i.e., Entrata).
  • Excellent written and verbal communication skills.
  • Strong Financial Acumen.
  • Strong customer service and sales acumen.
  • High energy level, good organization and time management skills are a must.
  • Understanding all maintenance issues is required.
  • OTHER REQUIREMENTS
  • Incumbent must have reliable transportation available and have a valid driver's license and automobile insurance, as travel to the bank and meetings will be required.
