The selected candidate will report to the client's office daily in Dayton, OH. What you will be doing:As a Document Specialist you will be overseeing vendors, helping with project planning, sending projects out to bid to vendors, and supporting the client internally on electric transmission and/or distribution projects. Candidate will partner with Project Managers, Assistant Managers and ROW agents in day-to-day data entry, filing activities, and document creation including acquisition documents, line lists, and landowner files. The selected candidate will be responsible for drafting introduction letters, developing offer packages, preparing scopes, and conducting market data studies. You will review and check documentation for accuracy and are responsible for final internal quality control of documents and the filing of original documents in right of way records system. The selected candidate will be responsible for a successful project close out. We are looking for someone who:

Here are the minimum requirements:
- Minimum of (2) two years experience in the Right of Way industry or as a Real Estate Paralegal
- Active Ohio Notary or the ability to obtain within 60 days of hire
- Technical documentation experience (may include experience in any of the following):
- Land and right of way acquisition processes and documentation
- Public records research, land title ownership's and encumbrances and interests
- Due diligence review of right of way files and understanding of assignability and reversionary clauses, restrictions, fractional ownership, lease payments and terms, abandonment clauses
- Must be technologically proficient with MS Office Suite, specifically Outlook, Word, and Excel, along with other electronic databases.
- Must have an iOS or Android smartphone to be able to access ORC's systems

Expected to spend long hours in front of a computer screen. Able to read, understand and interpret department related documents and data. This is a largely sedentary role; however, the employee occasionally is required to move about inside the office to access files, office equipment and to interact with other members of the staff.
