Position Purpose:
The Senior Construction Project Manager oversees the successful execution of approved capital design and construction projects. This role provides expert guidance and oversight during all phases of construction and assists in the seamless turnover of completed projects to ensure operational efficiency. You will engage closely with contractors, subcontractors, and vendors while managing project schedules and budgets.
Key Responsibilities:
- Lead and manage consultants, contractors, and vendors throughout the entire construction process.
- Ensure compliance with regulatory notifications regarding project costs and schedules.
- Evaluate and analyze estimates from contractors and vendors.
- Deliver project management services on capital improvement initiatives.
- Assess materials, labor, and equipment against project goals to ensure satisfactory scope of work.
- Provide budget and feasibility insights during the pre-design phase to optimize the use of capital.
- Conduct site investigations to ensure plans allow for uninterrupted patient care.
- Facilitate coordination meetings with both internal and external stakeholders.
- Act on issues that arise promptly and effectively.
- Monitor the architect's schedule for adherence to quality standards.
- Engage with state and local authorities to advocate for the company's interests on design and code matters.
- Confirm final bids with Preconstruction to ensure project estimates are accurate.
- Manage contracts and invoices to ensure they align with the original agreements.
- Regularly visit construction sites to monitor progress and compliance with contract documents.
- Build and maintain strong relationships with hospital administration and provide regular progress updates.
- Evaluate change requests to ensure they are justified by potential benefits.
- Utilize architects and engineers as needed for additional design support during construction.
- Manage over 10 projects with a total capital budget of $100 - $200 million.
- This position is based at our Home Office in Birmingham, Alabama.
- Expect up to 25-30% travel as needed.
Qualifications:
- License or Certification:
- NCARB certification preferred.
- Minimum Qualifications:
- Bachelor's degree in Building Construction, Architecture, or Civil Engineering preferred.
- At least 10 years of experience in construction, emphasizing project management.
- Experience in healthcare construction preferred.
