Role overview:

Lead the estimating department, managing the preparation and submission of detailed and accurate cost estimates for multifamily, commercial and mixed-use projects. This role involves overseeing the take-off process, ensuring that quantities and costs are calculated correctly. The Director of Estimating will collaborate with project managers, engineers, and clients to deliver competitive estimates that support the company's strategic goals.

Key Responsibilities:

Leadership and Management:

  • Lead and mentor the estimating team, providing guidance, support, and training.
  • Develop and enforce estimating standards, processes, and best practices to ensure high accuracy and efficiency.
  • Conduct performance evaluations and manage professional development for estimating staff.

Estimation Process:

  • Oversee the preparation of comprehensive cost estimates for construction projects, including labor, materials, equipment, and overhead.
  • Manage the take-off process to ensure accurate quantity calculations and cost estimations. Review take-offs prepared by estimators for accuracy and completeness.
  • Analyze project plans, drawings, and specifications to determine scope, quantities, and requirements.
  • Ensure that all estimates are detailed, well-supported, and in alignment with project specifications and client requirements.

Take-Offs:

  • Supervise and review detailed quantity take-offs for various trades and project components.
  • Ensure that all take-offs are performed using current tools and technologies, and validate their accuracy.
  • Collaborate with estimators to resolve discrepancies and ensure that take-offs are consistent with project documents.

Strategic Planning:

  • Develop estimating strategies and processes to enhance accuracy and competitiveness.
  • Analyze historical data, industry trends, and competitive factors to refine estimation practices.
  • Provide strategic input on project feasibility, risk management, and cost-saving opportunities.

Client and Stakeholder Interaction:

  • Present estimates and proposals to clients, addressing questions and concerns effectively.
  • Negotiate with clients, subcontractors, and suppliers to secure favorable terms and pricing.
  • Build and maintain strong relationships with clients, subcontractors, and key industry stakeholders.

Budget and Financial Management:

  • Monitor and manage estimating budgets, ensuring estimates are prepared within financial constraints.
  • Analyze cost variances and provide recommendations for cost control and optimization.
  • Coordinate with project managers to track and manage project costs and scope changes.

Compliance and Quality Assurance:

  • Ensure that all estimating activities comply with relevant regulations, industry standards, and company policies.
  • Implement and oversee quality control measures to verify the accuracy and integrity of estimates and take-offs.

Reporting and Documentation:

  • Prepare and present regular reports on estimating performance, project costs, and financial metrics.
  • Maintain accurate and organized documentation for estimates, proposals, and contracts.

Qualifications:

  • Education: Bachelor's degree in Construction Management, Engineering, Architecture, or a related field. Professional certifications (e.g., Certified Professional Estimator) are preferred.
  • Experience: Minimum of 10 years in construction estimating, with at least 5 years in a leadership or management role.

Skills:

  • Strong leadership and team management capabilities.
  • Extensive knowledge of construction estimating, including quantity take-offs and cost analysis.
  • Proficiency in estimating software and tools (e.g., ProEst, PlanSwift, Bluebeam).
  • Excellent analytical, problem-solving, and negotiation skills.
  • Strong communication skills, with the ability to interact effectively with clients, subcontractors, and team members.
  • Ability to work under tight deadlines and manage multiple priorities.
