Responsibilities:

SupervisesMaintenance Technicians and other maintenance staff or temporary maintenancestaff; Performs plumbing, carpentry, electrical system maintenance repairtasks; installs, maintains and repairs appliances, doors, windows, floors,electrical, plumbing and mechanical equipment.

  • Supervisesmaintenance staff; schedules after hour schedule call; coordinates andschedules QA/Preventative inspections.
  • Ensures property(s) aremaintained and operating efficiently (including grounds, buildinginterior/exterior, etc.) and reports findings to Property Manager.
  • Performs PreventiveMaintenance Inspections and other unit inspections and quality assuranceinspections as needed.
  • Performs carpentry andnecessary maintenance work on buildings, facilities and equipment.
  • Performs electrical,plumbing and mechanical maintenance work in the repair and maintenance of airconditioning, heating, electrical wiring and plumbing systems.
  • Maintains and repairswoodwork, hardware, screens, cabinets, etc.
  • Repairs buildings, doors,windows and floors and performs locksmith functions.
  • Makes cores and keys.
  • Unstops sinks, commodes,bathtubs and sewer lines.
  • Reconditions dwellingunits to make unit ready for occupancy.
  • Prepares surfaces forpainting or varnishing; repairs or replaces sheetrock as needed; tapes seams,applies texture to ceilings or walls; paints or varnishes interior and exteriorsurfaces.
  • Ensures the inventorysystem is maintained and follows up with Property Manager on supplies needed,while ensuring proper procurement is adhered to.
  • Responsible for theday-to-day maintenance of maintenance vehicle, tools, equipment, etc.
  • Maintain records and logs.
  • Responds to after-hourcalls.
  • Coordinate work withcontractors and follow up with contractors.
  • Procure services,equipment, tools, as needed in conjunction with procurement policies andprocedures.
  • Performs other duties asrequested.

Knowledge, Skills and Abilities:

  • Thorough knowledge of common hand tools used in buildingmaintenance work.
  • Thorough knowledge of the building trades basic workingknowledge of heating, ventilation and air conditioning.
  • Skill in the use oftools used in the building trades and of the necessary safety precautions.
  • Ability to work from sketches, drawings and blueprints
  • Ability to workindependently
  • Ability to maintain records and logs
  • Ability to establish andmaintain effective working relationships with residents and associates
  • Abilityto communicate with tenants in a respectful, courteous manner and to provideexcellent customer service.

Requirements:

  • Any combination of education and experience equivalent tograduation from high school, considerable experience in skilled building repairand maintenance work.
  • Must obtain and maintain CPR and First Aid certifications,lead renovation re-certification, and other certifications as required toperform the functions of this position.
  • Annualfair housing training will be required.
  • Possession of a valid appropriatedriver's license issued by the Commonwealth of Virginia and insurable under thevehicle insurance policy of the Authority may be required.
