Description :
- Plan and manage construction projects from conception to completion in a timely and cost-effective manner.
- Manage multiple projects simultaneously and have a hands-on approach to managing all phases of project documentation.
- Focused on building and maintaining relationships with clients, architects, vendors, and subcontractors to ensure projects are completed with overall satisfaction.
- Oversee team of 3-4 project managers.
- Ensure overall quality and coordination of work performed, client interface, and utilization of resources.
- Prepare the schedule of values and manage project budgets.
- Prepare all submittals, RFIs, shop drawings, and change order requests on time.
- Ensure accurate and complete project documentation.
- Facilitate and understand the bidding/negotiation/buyout process.
- Collaborate and communicate with Engineers, Architects, etc. to ensure project requirements are met or exceeded.
- Plan, schedule, and track projects and deliverables to ensure project milestones are met.
- Review project drawings and specifications to identify potential issues before mobilization of the project.
- Possess a comprehensive knowledge of all managed projects.
- Coordinate and direct subcontractors and vendors while developing strong working relationships.
- Have a thorough understanding of the subcontractor's scope and contracts and identify opportunities and risks.
- Resolve all project issues in a professional manner with subcontractors, architects, engineers, and clients.
- Work with on-site superintendents to deliver the highest possible quality and customer satisfaction.
- Complete projects to maximize profits and client satisfaction.
- Prepare, coordinate, and attend all required project meetings with clients/owners, engineers, architects, and subcontractors.
- Identify and negotiate time extensions where justified and/or allowed.
- Ensure the punch list is completed on time and to the client's satisfaction.
- Review and ensure that the safety plan is in place before starting the project.
- Ensure that company contractual standards are being met before performing work
Requirements:
- Bachelor's in Construction Management a plus, but not required.
- 64 Hour Site Safety Training a plus, 30-hour OSHA Certification is required.
- 5+ years of Project Management experience in commercial construction required.
- Prior school construction experience is a plus, but not required.
- Must be able to manage multiple tasks and follow up both internally and externally.
- Ability to read and understand all required project documentation, including drawings, specifications, and contracts.
- Ability to prepare all project documentation and correspondence.
- Be Analytical and have problem-solving capabilities.
- Ability to think and make decisions in difficult situations.
- Have high attention to detail and level of accuracy.
- Proficiency in the use of Microsoft Excel, Word, and Project.
- Preferable experience in the use of Timberline, Sage Master Builders, and Xactimate.
- Preferable experience in the use of Procore.
- Ability to execute tasks with a high level of self-independence.
- Competent in preparing project scope, budget, and schedules.
