Job Summary Join our fast-growing team to improve lives through real estate! The Senior Property Manager serves as the face of the company, providing exceptional service to residents in seven multi-family properties (400+ units) in Lockport. Reporting to a regional manager, this role manages day-to-day property management, budget execution, new property implementation, and team development. Birgo's Values

Core Responsibilities
  • Maximize operational performance of properties by achieving controllable net income, tenant satisfaction, and occupancy targets
  • Manage collections, delinquencies, and eviction court cases
  • Advertise and lease vacancies
  • Lead, manage, and train assistant property manager, leasing agent, and maintenance supervisor as a cohesive team to accomplish the goals of the property group
  • Lead property takeovers; onboard new properties and execute the asset's business plan
  • Conduct monthly budget review and reporting
  • Maintain properties by investigating and resolving tenant complaints, conducting inspections, and enforcing rules of occupancy
  • Provide excellent customer service through prompt, professional, and authentically caring responses
  • Coordinate services with external vendors
  • Identify, propose, and execute annual CapEx projects with support from asset management and maintenance teams
  • Set the scope of unit renovations to optimize budgets and occupancy
  • Collaborate with maintenance team for unit renovations; verify renovations are completed with consistent speed, quality, and budget efficiency.
  • Other duties as assigned to help Birgo improve lives through real estate
Education & Experience
  • 7+ years experience in property management in Western New York
  • 3+ years experience directing the work of on-site staff
  • Experience working with diverse populations
  • Experience mentoring and developing teams
  • Knowledge of the Lockport workforce housing market
Skills & Qualifications
  • Technology-savvy
  • Excellent interpersonal skills
  • Excellent written, verbal, and persuasive communication skills
  • Experience with AppFolio or other property management software
  • Organizational skills and time management skills

  • Adept at managing multiple projects simultaneously
  • Careful with rules and comfortable working within established processes
  • Strong commitment to timely & precise work and achieving goals
Other Requirements
  • Reliable, insured vehicle and valid driver's license for visiting properties during business hours and after-hours if needed
  • Able to ascend/descend stairs and traverse uneven terrain
  • Able to transport up to 25 lbs
  • Able to use a computer for a full workday
  • Able to travel to Pittsburgh 4-5 times per year
