Position: Senior Property Manager – Team Lead

Reports to: Vice President, Property Operations

Location: Houston and Central, Texas

POSITION SUMMARY

We are seeking a dedicated and experienced Senior Property Manager – Team Lead to oversee our Partners Commercial Real Estate Investment Fund (PCRIF) portfolio in Houston and Central Texas. In this pivotal role, you will lead a team of four Property Managers and Assistant Property Managers, fostering their development and ensuring the successful management of our diverse property assets.

Success in this role requires experience in managing and developing a team, along with extensive knowledge of property management practices. Strong capabilities in financial reporting, budgeting, and ensuring the timely processing of payments and collections are also essential. The ideal candidate will be a highly organized, results-driven leader capable of managing multiple priorities while ensuring tenant satisfaction and operational excellence. Additionally, strong self-motivation and adaptability will be key assets in effectively fulfilling the responsibilities of this role and contributing to the ongoing success of our team.

WHAT YOU'LL DO

Key Responsibilities:

  • Team Management: Lead and manage a team of four Property Managers/Assistant Property Managers for the Partners Commercial Real Estate Investment Fund (PCRIF) portfolio in Houston and Central Texas. Assist in the development and training of team members to assure success and growth in their respective roles.
  • Lead Manager: Serve as the primary point of contact and liaison between the PCRIF Asset Manager and the coordination of all PM operations and staff reporting to you.
  • Asset Inspections: Conduct regular inspections of all assets to ensure Partners Standard Operating Procedures are being followed and industry best practices are being implemented at the property level.
  • Property Management: Direct oversight of the retail property for the Partners Development Company (PDC).
  • Financial Reporting: Ensure timely and accurate completion of monthly, quarterly, and annual financial reports. Verify team members are following processes and meeting deadlines.
  • Vendor Payments: Manage the processing of weekly check runs to ensure prompt processing of vendor payments.
  • Project Oversight: Assist the Team in supervising all tenant buildouts and capital projects, that are not handed off to our Project Management team.
  • Reimbursement Processing: Ensure timely completion and payment of Construction Management Fees and Tenant Reimbursement packets, assure all backup documentation, lien releases, etc. are accounted for.
  • Brokerage Collaboration: Work with the Brokerage team to provide quotes and insights for lease renewals and new leases.
  • Vacancy Management: Oversee make-ready projects for vacant properties, ensure vacancies are show-ready.
  • Acquisitions and Dispositions: Manage acquisitions and dispositions for PCRIF, including: 1. Creation and completion of estoppel certificates. 2. Transfer of service contracts and utilities. 3. Setup of tenants in Yardi and Commercial Café. 4. Management of capital projects post-takeover. 5. Conducting tenant interviews and coordinating PCA inspections.
  • Budget Management: Oversee the annual budget process and manage the annual reconciliation process, including quarterly estimations.
  • Collections Oversight: Supervise the collections process for current and past tenants. Assure that PM teams are following the approved Payment Collection Processes.

WHAT YOU'LL BRING

  • Bachelor's degree preferred.
  • Valid driver's license required.
  • Real Estate Salesperson license or the desire to become licensed within the first six months of employment.
  • Proven experience in property management or a related field.
  • Solid leadership and team management skills.
  • Strong communication and negotiation capabilities.
  • Excellent financial and project management abilities.
  • Highly organized and capable of coordinating the execution of multiple projects.
  • Proficiency in Yardi, Commercial Café, and other relevant software.
  • Possess or be actively pursuing an IREM CPM or BOMI RPA designation.
  • Desire and ability to work in a fast-paced, collaborative team environment.
