Site Acquisition Specialist (SoCA Market - Short Term/Temp)Job Description
A Site Acquisition Specialist (SoCA Market - Short Term/Temp) to be responsible for candidate selection, lease negotiations, tower owner applications, zoning, and permitting.
Required:
- 3-5 years of related experience
- Must be able to report and track permit status to Customer
- SOCAL permit experience required
- Experience with new site builds (search rings)
- Able to forecast and understand SAQ processes left to right for new builds and modification projects.
- Experience with high volume, fast-paced modification projects.
- Able to understand and manage tower owner applications and processes.
- Ability to travel when as needed is required.
- Successful completion and passing score of all mandatory company certifications
- Proficient with Microsoft Office (Word and Excel)
- Requires excellent communication skills, oral and written. Be responsive and have the ability to explain issues clearly.
- Must be US Citizen or able to work for any US employer without Visa sponsorship
Job Responsibilities:
- Will be responsible for permit renewals, extensions, etc.
- Perform candidate search from Search Ring Release with the ability to review and understand new Jurisdictions, local ordinances, and zoning codes to determine if location is leasable, zoneable, and constructable.
- Handle high volumes of modification applications, leasing, and permitting.
- Must be able to navigate through the industry's top Tower Owner portals and process as well as manage required purchase orders, check requests, and any necessary documents required.
- Take site through permitting and zoning, if required.
- Provide required status updates for all assigned sites per Market direction in prep for weekly Customer and internal meetings.
- Will provide all site status updates via shared tracking program per Market's requirements.
- Coordinate with landowner and client during the lease negotiation process to obtain fully executed lease or option agreement.
- Negotiate rent, lease terms, prepare lease document package, and submit finalized package with detailed account of negotiations and deal points for client.
- Travel to sites and work in client designated areas as required.
- Demonstrate professionalism while attending project and deployment meetings as directed by Site Acquisition Manager.
- Coordinate with other managers, consultants, and contractors on project to ensure quality performance.
Pay Range: $38.46/hr. ($80k/yr.)
