SITE MAINTENANCE GENERAL JOBSUMMARY: The SiteMaintenance performs various maintenance duties for residential unitsincluding basic plumbing, electrical, painting, appliance repairs, cleaningunits and grounds for inspections and new occupancy. Provide exceptionalservice while assessing and repairing the property. The SiteMaintenance reports directly to the Site Manager.JOB DESCRIPTION •Performs basic repairs to appliances, fixtures, switches, outlets, and/orcircuits•Performslight plumbing work, such as clogs, replacing fittings•Performs carpentry work not limited to fitting doors, freeing windows, replacing/buildingshelves, and interior/exterior painting•Replacesdamaged or broken glass, tile, carpet, window screens/blinds, garbagedisposals, light fixtures, appliances,locks, etc. •Reportsall maintenance and resident concerns related immediately to SiteManager•Respondsto work orders, resident requests and concerns within 24 hourswhen possible•Keeps accurate,detailed records for preventive maintenance activities, work orderrequests, apartment renovations, inventories and/orpurchase ordersASSISTSITE MANAGER WITH: o Move-in/move-out inspectionso Routineinspections required by Federal and/or State regulatory agencieso Make-ready procedures to vacant units•Identifieswater and gas meter cut-offs, unit fixture cut-offs, sewer clean-outs•Performsscheduled maintenance on equipment based on the manufacturers operating manuals•Periodicallyinspects all units, buildings and common areas, performs repairs and/orjanitorial duties as needed.•Ensuresstorage areas and other entrances are locked and adequate lighting in thoseareas is maintained•Attendsand/or participates in required training(s). Operates within OSHA, Fair Housingand ADA standards and follows Company safetypolicies and procedures at all times•Ensureseffective, timely and professional interactions with ALL residents, visitors,contractors and property management team formaintenance services provided•Maybe required to track maintenance equipment/material usage•Additionalduties upon requestKNOWLEDGE, SKILLS, AND ABILITIES:To successfullyperform the duties of this position, the knowledge, skills, and/or abilitieslisted below are strongly preferred:•Highschool diploma and/or certificate from a vocational school preferred•ValidDriver 's license and acceptable driving record•Mustbe able to bend, lift, climb stairs/ladders, operate hand tools and/or write 66%to 100% of the time•Mustbe able to read, speak and comprehend work order instructions and safetyregulations•Strongtechnical knowledge of all building systems (electrical, heating, etc.)•Willingnessto pitch in and work in areas besides maintenance if needed.•Must be personable and trustworthy, able to work well with residents and co-workers, andperform work in a safetyconscious manner.•Musthave strong attention to detail in reporting
