Wildflower Ltd LLC (“Wildflower”) is a New York City based urban infrastructure developer of last mile logistics warehouses, EV charging, parking, and film studios in the New York market. As Amazon's most active E Commerce developer in New York City, Wildflower's entrepreneurial approach, industry relationships, in-depth market knowledge and development expertise provide it with a unique ability to acquire and develop institutional-quality facilities. Wildflower's current portfolio consists of 3.5 million square feet of both operating assets and projects under development.

Role and Responsibilities:

Wildflower is seeking an exceptional candidate to hire as a Senior Vice President, Head of Investments. As the Head of Investments, you will play a crucial role overseeing the investments, growth, portfolio management and financial performance of Wildflower and its dynamic real estate portfolio. Wildflower is actively growing its development portfolio and a significant part of the role is supporting the acquisition team in underwriting, structuring, raising equity and debt financing, and executing new and existing investments. You will be responsible for developing and maintaining relationships with lenders and investors while providing strategic guidance to the partners. The candidate must demonstrate a strong background in real estate investments and finance with a proven track record of success within the industry, exceptional leadership skills, an entrepreneurial mindset, and be able to move quickly through assignments to ensure deadlines are met. This person must be highly motivated and demonstrate a willingness to participate in all aspects of Wildflower's business and be accustomed to a fast-paced dynamic environment. This is a partnership track role.

Investment Management:

  • Lead team to evaluate, underwrite, and structure new investment opportunities, negotiate acquisition agreements, JV agreements, and term sheets
  • Refine processes and spearhead investment strategies for Wildflower, including asset management, equity and debt procurement, acquisitions and new innovation initiatives
  • Make investment recommendations and identify potential strategic real estate investment trends and opportunities
  • Assess performance of the assets relative to original underwriting strategies or business plans and industry benchmarks
  • Proactively maintain and review ongoing performance reports related to the financial and operational performance of the asset or portfolio in conjunction with budgeted expectations, operational metrics & underwriting returns
  • Prepare briefs on proposed acquisitions and present during weekly pipeline meetings
  • Build strong relationships with internal and external stakeholders, fostering effective communication and collaboration

Capital Management and Financing:

  • Evaluate investment opportunities, conduct financial due diligence, and make recommendations on potential acquisitions or partnerships
  • Manage the company's and each project's capital structure, including debt and equity financing, capital budgeting, compliance and investor relations
  • Lead the capital raise efforts for Wildflower's development pipeline and future financings
  • Regularly engage with lenders, high net worth and institutional equity investors, and other stakeholders to negotiate and secure best-in-class financing arrangements
  • Lead preparation of offering memorandums for each investment opportunity
  • Lead oversight of loan document and/or joint venture document preparation and review
  • Oversee closings of new and existing investments, loans and sales

Risk Management:

  • Identify and evaluate financial risks and opportunities, proposing appropriate risk mitigation strategies
  • Develop and implement risk management policies and procedures
  • Monitor market trends, economic indicators, and competitive factors to assess potential impacts on the company's financial performance
  • Build strong relationships with internal and external stakeholders, fostering effective communication and collaboration

Requirements:

  • Exceptional communication and presentation skills, with the ability to interact effectively with stakeholders at all levels

  • Demonstrable passion for driving results; Collaborative and flexible working style
  • Strong relationships with LPs, financial institutions, and capital markets participants. Experience with managing banking relationships and external vendors
  • Degree in finance, accounting, or a related field from a top tier school
  • Minimum of 7 years of investment management and capital markets experience with proven experience in a similar role in the real estate development industry
  • In-depth knowledge of real estate finance, including property valuation, project financing, complex financial arrangements and promote structures, and financial modeling
  • Strong attention to detail and accuracy
  • Excellent analytical and problem-solving skills, with the ability to interpret complex financial data
  • Detailed knowledge of CRE underwriting, including the development of cash flow forecasts and pricing metrics; must have a solid understanding of credit risk analysis and mitigation related to leverage, property operation (financial statements, cash flow and rent rolls) and third-party reports
