Monday - Friday 7:00 am to 3:30 pm typical. Must be available for occasional meetings and urgent facilities issues outside of normal work hours.

Position Summary
Supervises unskilled and highly skilled trades work in one or more trades areas to ensure that shop goals are achieved. May track and manage shop and project budgets.
Responsibilities
+ Develops and schedules operational work plans for one or more trades units
+ Prepares reports, financial statements, and records of unit activities
+ Develops and implements operating policies and procedures to comply with regulations, institutional policies, and unit objectives
+ Exercises supervisory authority, including hiring, transferring, suspending, promoting, managing conduct and performance, discharging, assigning, rewarding, disciplining, and/or approving hours worked of at least 2.0 full-time equivalent ( FTE ) employees
+ Monitors the unit budget and approves unit expenditures
+ Oversees the campus preventative maintenance program and staff
+ This person supervises plumbers, electricians, carpenter, steamfitter, painter, facility technicians, BAS specialist, locksmith, and HVAC mechanics daily activities.
+ Oversee and maintain the campus HVAC and refrigeration equipment.
+ Monitors campus BAS system (Metasys) to confirm operations.
+ Review and assigns work requests in TMA (computerized maintenance management system).
+ Evaluates and update the preventative maintenance program as needed.
+ Prioritize work assignments to address the most critical needs on campus.
+ Initiate project requests to replace outdated equipment based on need.
+ Respond to emergencies, assess situation, and resolve problems with building systems.
+ Comply with recognized environmental health and safety practices.
+ Provide instruction and training for employees in area of expertise.
+ Keep campus partners informed of project and work order status.
+ Prepare material lists and labor estimates for in-house construction projects.
Knowledge Skills and Abilities
Required Qualifications:
+ Must be available for after-hours work in the event of a utility or other facility-related emergency.
+ Physically able to work in various environments without adverse physical reaction, e.g., within extreme temperature ranges; in hot, noisy, dirty, or dust-filled areas; at heights above 30 feet.
+ Ability to grasp, lift and/or carry tools, equipment, or supplies, up to 50 pounds on a regular basis. etc.
+ Knowledge of safety requirements, state codes, and general orders relating to the trades.
+ Knowledge of basic principles for supervising individuals, including hiring, scheduling hours/leave, directing/assigning work, evaluating work, and administering discipline.
+ Effective oral and written communication skills.
+ Basic knowledge and experience in using computer software, including Microsoft Office Suite (Word, Excel, and Outlook, including electronic calendars.
+ Interpersonal and communication skills necessary to interact effectively with students, faculty, staff, and the general public.
+ Knowledge of mechanical principles, equipment, tools, methods, techniques, and terminology used in the operation, maintenance, and repair of mechanical systems of buildings; steam distribution systems; plumbing systems; electrical systems; air conditioning and refrigeration systems.
+ Knowledge of occupational hazards and safety precautions needed in maintenance work and equipment operation.
+ Knowledge and understanding of complex operation manuals, technical drawings, blueprints, and related documents.
+ Knowledge of preventative maintenance programs and the ability to implement an effective program.
+ Ability to manage work requests by planning, prioritizing, scheduling, and expediting each request.
+ Must hold a valid driver's license to obtain Wisconsin certification to drive University vehicles.
+ Ability to complete and pass a pre-employment physical screen.
Preferred Qualifications:
+ Associate or bachelor's degree from an accredited institution or related experience.
+ Basic knowledge and experience in the use of web-based work order system, TMA .
+ Basic knowledge of campus wide utilities systems (i.e. steam, chilled water, power, and communications)
