Summary:

The Utilities Manager plays a pivotal role in overseeing utility-related accounting processes, energy data management, and sustainability initiatives across the organization. This position establishes and maintains strong collaborative relationships with Regional Managers,Property Managers, and other field personnel to align utility operations with company goals. The Utilities Manager is responsible for managing the dynamic relationship between energy reporting requirements and property-level energy data while driving process improvements, compliance, and cost efficiency. Success in this role requires a proactive, detail-oriented, and innovative approach to utility management and sustainability. The Utilities Manager will be a key contributor to enhancing operational excellence and advancing the company's broader environmental and financial objectives.

Essential Duties:

Utility Operations Management

  • Identify and address billing errors, leaks, or other operational issues by working closely with Vendors and on-site personnel.
  • Oversee third-party Utility Expense Management (UEM) providers to ensure proper account configurations and service setups.
  • Collaborate with UEM providers and utility vendors to prevent late payments and fees while maintaining uninterrupted services.
  • Monitor and evaluate the support ticket system used by subordinate analysts, ensuring efficient resolution of utility-related issues.

Data Analysis and Reporting

  • Provide detailed variance reports and insights to support Asset Management and Accounting teams.
  • Manage municipal and client compliance obligations, including annual benchmarking and green loan requirements for designated properties.
  • Analyze energy data to identify and implement cost-saving and environmentally conscious initiatives.

Strategic Planning and Collaboration

  • Partner with IT and third-party vendors to ensure seamless data flow between operating systems, driving accuracy and efficiency in utility processes.
  • Lead or assist in the preparation of annual utility budgets to ensure financial accuracy and alignment with operational goals.
  • Collaborate on the development and implementation of a company-wide sustainability plan, with a focus on energy efficiency and environmental stewardship.

Leadership and Adaptability

  • Provide guidance and mentorship to utility analysts to optimize their performance and professional growth.
  • Take on additional tasks or responsibilities as required to align with company goals and dynamic operational demands.

Education and/or Experience:

  • Bachelor's degree (B. A.) from four-year college or university required.
  • 2 years financial and/or accounting experience in the real estate industry preferred
  • Experience managing third-party vendors.
  • Intermediate to advanced level Microsoft excel spreadsheet software required.
  • SharePoint experience preferred.
  • Familiarity with third-party software: Yardi, RealPage, Conservice preferred.

Salary range: $60,000-$75,000/yrIf you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
