We invest in our people for the long term and are committed to supporting their development at every stage of their career.The NY Metro Facilities Director is responsible for the professional management of Company's occupied corporate real estate portfolio in New York and Connecticut. This includes the active supervision and management of all premises operations teams and office services activities, ensuring adherence to Company standards, building policies and procedures, while exceeding safety, quality, and service level expectations.
Primary Responsibilities- Oversee all facilities management teams and their functions in our NY/CT offices, including general facilities management, reactive and preventative maintenance, cleaning and janitorial, HVAC/MEP, lighting control, office supplies, and mail & reprographics services functions.
- Manage a hybrid staff of Apollo facilities coordinators, mailroom, and reprographics technicians, third party cleaners.
- Develop and maintain a program of reactive and preventative maintenance for all hard services utilizing external specialty vendors and landlord provided services.
- Maintain efficient vendor and operational service standards by working with vendors and building management to ensure adherence to lease agreements, building maintenance contracts and utilities, and optimal functioning of all building systems (mechanical, fire/life safety, elevator, etc.)
- Drive strategy and direction for site operations consistent with global program guidelines and vision; think globally, execute locally.
- Administer the local Corporate Services Help Desk ticketing system. Ensure a managed approach to receiving & resolving workplace maintenance & service complaints.
- Manage the firm's relationship with Building Property Management for building operations and maintenance.
- Support the Business Continuity Plan, Emergency Action Plan, and Fire and Life Safety. Support Business Continuity Steering Committee by proactively planning for and responding to emergencies and catastrophic events.
- Manage the invoice process for all vendors, ensuring accurate billing to the appropriate department and invoice approvals. Review monthly rent invoices for accuracy and submit for payment.
- Actively identify and recommend initiatives that focus on service improvements, cost reduction, quality improvement, risk mitigation, industry trends and other relevant factors that impact workplace effectiveness (BMS, lighting, HVAC, etc.)
- Ensure industry-leading training & development of in-house and 3rd party facility operations teams.
- Actively manage all property budgets including ongoing operations.
- Experience in class-A commercial office build outs and related capital construction projects is preferred.
Qualifications & Experience- 10+ years of facilities management experience in the New York class-A market; experience in financial services company environment is preferred
- BA/BS degree in Business, Engineering, Architecture, or equivalent experience
- Strong team-building skills and the ability to develop, train, and coach existing staff.
- Ability to thrive in a fast-paced, dynamic, and rigorous work environment; demonstrated ability to prioritize competing demands
- Communication: demonstrated ability to communicate clearly and effectively, both in verbal and written forms. Demonstrated ability to listen to others to understand their perspectives, to define and communicate objectives and programs effectively, and persuade vendors and contractors to perform to meet commitments.

Pay Range$180,000-$200,000The base salary range for this position is listed above. This position is also eligible for a discretionary annual bonus based on personal, team, and Firm performance. Compensation ranges are based on several factors including job function, level, and geographic location. Final offer amounts are determined by multiple factors including candidate experience and expertise, and may vary from the amounts listed here.
