Residential Project Manager Job SummaryThe Project Manager is responsible for overseeing the successful execution of premium residential construction projects. They will serve as the primary point of contact between the project's Business Development Manager, the project foreman, Trade Partners, and the customer. The Project Manager will ensure projects are completed on time, within budget, and to the highest standards of quality.Responsibilities
- Project Planning:
- Develop detailed project schedules, timelines, and budgets.
- Coordinate with the Business Development Manager to ensure project scope and expectations are aligned.
- Identify potential risks and develop mitigation strategies.
- Team Management:
- Oversee the work of the project foreman and trade partners.
- Ensure that all team members are adequately trained and equipped to perform their tasks.
- Resolve conflicts and address performance issues.
- Customer Communication:
- Maintain regular communication with the customer throughout the project.
- Address customer concerns and requests promptly.
- Ensure that the customer is kept informed of project progress.
- Budget Management:
- Monitor project expenses and ensure that the project stays within budget.
- Process timely Change Orders (credits or debits) as needed if the scope of work deviates from the contract. Obtain approval from the customer and communicate to any impacted trades and team members.
- Quality Control:
- Conduct regular inspections to ensure that work is being performed to the highest standards of quality.
- Address any quality issues that arise.
Qualifications
- Bachelor's degree in construction management, engineering, or a related field.
- 5+ years of experience in residential construction project management.
- Proven track record of successfully managing high-quality residential projects.
- Strong organizational and time management skills.
- Excellent communication and interpersonal skills.
- Ability to work under pressure and meet deadlines.
- Proficiency in project management software, Microsoft Office suite, and navigating a computer to locate and save files.
- Knowledge of local building codes and regulations preferred
