Job Summary: The Maintenance Lead is responsible for maintaining the properties, building systems, and equipment of Project HOME (PH) throughout the PH residences and facilities. The Maintenance Lead may also be responsible for the oversight and delegation of responsibilities to Maintenance technicians. The primary responsibilities of the Maintenance Lead will be the completion of maintenance work orders and oversight duties as assigned. These work orders will include but not be limited to?repairs, general preventative maintenance items, and other projects as deemed fit by the Property Manager or Facilities Lead.

Essential Duties and Responsibilities

  • Schedules and assigns daily work assignments to a team via Yardi Voyager or the Mobile Maintenance application.??
  • Periodically reviews work completed by the team and addresses corrections as needed.?
  • Perform inspection of building and grounds to identify repair needs, safety hazards, code violations, damage related lease violations, etc., and regularly complete required inspection documentation.?
  • Diagnose problems and complete work related to repair/replacement needs in areas of electrical, plumbing, carpentry, HVAC, appliances, etc.??
  • Complete all work with the highest standard of quality.?
  • Work also includes but is not limited to windows, doors, fixtures, painting, grout and tile work, keys, and locks.?
  • Complete work order requests in timely manner, in order assigned, and in accordance with company policies and procedures, accounting for work performed and hours worked in the Yardi work order system.?
  • Maintain accurate inventory of standard maintenance supplies and submit timely requests for purchases?
  • Prepare vacant units to be market ready according to company guidelines.?
  • Execute the preventative maintenance program and coordinate related repairs.?
  • Maintain grounds and outdoor areas to present superior curb appeal, including snow removal from walkways, parking lots, and buildings.?
  • Monitor and oversee completion of work performed by outside vendors/contractors.?
  • Follow all company policies and procedures in event of an emergency (e.g., fire, flood, etc.) and notify all appropriate personnel.?
  • Based on a rotating schedule, be available for emergency and after-hour repairs and maintenance for the buildings assigned on the schedule, documenting all emergency call responses and any time required to answer calls.?

Education and Experience Minimum Requirements:

Minimum Experience:

  • Must have the ability to work independently with limited supervision?
  • High School Diploma or GED?
  • Minimum 3-5 years maintenance experience required?
  • Must be able to troubleshoot issues, perform routine maintenance duties and provide guidance in various trades including carpentry, drywall, plumbing, painting, HVAC and electrical with minimal supervision.??
  • Valid driver's license and own a vehicle?
  • Ability to use basic maintenance equipment and tools?
  • Good organizational skills, ability to read, write, perform basic mathematics, and follow instructions?
  • Successful completion of an accredited trade school and can be traded for some experience?
  • Must have basic hand tools, for example: screwdrivers, plyers, hammer, wrenches, and testing equipment?

Preferred Experience:

  • Previous supervisory experience in a related role?
  • Certification in Plumbing, HVAC, or Electrical repair?

Physical requirements:

  • Ability to lift 50LBS.
  • Ability to climb a ladder without assistance or SUPERVISION.
