Our Company:

We are a fast growing, early stage, private equity backed real estate investment and management company focused on multi-family housing in state university communities. Our property portfolio is presently in Richmond, VA and Greensboro, NC, and we expect to add new geographies via acquisition in the coming years. Roles within our company are dynamic and will change as we grow, complete acquisitions, and undertake new projects. Primary Responsibilities:

Our new colleagues tasks will include the property management, marketing, and leasing aspects of our business in Richmond, VA, and will work directly with, and report to, the Property Manager.

Day to day activities will include the following duties:

-Communication with customers (i.e., you will be the main point of contact and often the first point of inquiry for our residents in Richmond) relating to the following topics, among others:

  • Maintenance requests and follow-ups
  • Leasing inquiries
  • Building wide communications and notices
  • Tenant ledgers, rental payments, and past-due rental balances
  • Vendor access and their on-site work

-Communication with maintenance staff to ensure work order completion as well as help to prioritize maintenance activity

-Day-to-day implementation of leasing and marketing activities which includes the following:

  • Touring apartments
  • Reviewing lease applications
  • Creating social media posts and stories (i.e., Instagram, Facebook, website tracking, etc.)
  • Outreach marketing (i.e., local universities, our retail tenants, etc.)
  • Our leasing season is heavily centered between the months of April and June, and the ability to work extended hours, including Saturdays during this period, is required.

-Monitoring inbound maintenance inquiries multiple weekends per month, primarily to respond to any emergency maintenance requests (e.g., HVAC service during the summer months, flooding from an above apartment, etc.)

  • These types of maintenance matters are not common but do occur from time to time

-Assist the Property Manager to create new marketing materials and lead marketing campaigns

-Assist the Property Manager, as well as management colleagues, in other work areas as may be required from time to time

Location:

We primarily work from the office, but remote work may be practical and is permitted on occasion. This position requires the applicant to be on site in Richmond, VA most days of the work week. The frequency of on-site work and necessary office work depends on the level of project work at each property and the time of year, given the seasonality experienced in the leasing side of our business.

Qualifications:

Real estate and property management experience are preferred. But organizational, interpersonal, and general business senses and skills are most important. This position is ideal for someone who knows and enjoys commercial real estate but is an equally ideal position for someone interested in building a career in commercial real estate property and investment management.

Ideal candidates will have 0-2 years of post-collegiate work experience, but candidates with less, more, or no experience will be considered.
